Suffolk on June 4, 1971 as Map Number 5599, said lot being bounded and described as follows:
BEGINNING at a point on the northeasterly side of Leeward Drive where the same is intersected by the westerly
end of a curve having a radius of 44.50 feet a length of 75.07 feet; which sa d curve connects the northeasterly side
of Leeward Drive with the northwesterly side of Leeward Drive
RUNNING THENCE from said point or place of beginning along the northeasterly side of Leeward Drive, North 54
degrees 43 minutes 50 seconds West, 148.50 feet to the division line between Lots 24 and 31 on the aforesaid
map;
THENCE along said last mentioned division line, North 28.degrees 36 m nutes 30 seconds East, 203.72 feet to
the division line between Lots 31 and 32;
THENCE along said last mentioned division line, South 59 degrees 25 minutes 50 seconds East, 197.27 feet to
the northwesterly side of Leeward Drive;
THENCE along the northwesterly side 'o.f Leeward Drive, South 28 degrees 36 minutes 30 seconds West, 170.00
feet to the northerly end of a ~urve having ara. dius of 44.50 feet a length of 75.07 feet and;
THENCE in a northwesterly direction along the arc of said curve bearing to the right having a radius of 44.50 feet
a distance of 75.07 feet to the northeasterly side of Leeward Drive at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantors by deed dated June 3, 1984,
recorded June 15, 1984 in Liber 9582 at Page 214.
TOGETHER with all right, title and inter~st, if any, of the par~y of the'first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part c6venants that the party of the first part has not do~e or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of tl~e Lien Law, covenants that the. party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose..The
word 'party' shall be construed as if it read "parties' when ever the sense of this indenture so requires.
