ALL that certain lot or parcel of land, with the buildings and improvements thereon, in the
Town of Southold, Suffolk County, State of New York, being a part of that portion of
Fishers Island lying easterly of the following line, viz.:
BEGINNING at the southeastE,rly corner of land now or formerly owned by the United
States, known as the Fort H. G. Wright Military Reservation, Mount Prospect Tract, on the
shore of Block Island Sound or the Atlantic Ocean (as said Tract was constituted prior to
thl! extension thereof by the acquisition of additional lands in condemnation proceedings
instituted in 1942); and
RUNNING THENCE northerly following the East boundary of the said Tract of land now
or formerly of the United StatE's (as the same was constituted prior to such extension
thE!reof) to the southerly line of East End Road (sometimes called Oriental Avenue) and
which point is the northeasterly corner of said Tract of land now or formerly of the United
Slates (as the same was constilluted prior to such extension thereof);
THENCE crossing the East End Road and following the same course as the last to the
shore of West Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded and described as follows:
BEGINNING at an iron pipe at the southeasterly end of a private road, said iron pipe being
dis.tant 843.4731 feet South and 1248.6219 feet West of a monument marking the United
States Coast and Geodetic Survey Triangulation Station "NIN" (which said "NIN"
monument is located near the western end of a ridge overlooking the south shore of
Fishers Island and on the highl!St point between Chocomount and Mount Prospect and
lies South 45 degrees 17 minutes 26 seconds East of North Dumpling Light in Fishers
Island Sound); and
RUNNING THENCE South 64 degrees 05 minutes 10 seconds East, 94.77 feet:
THENCE North 86 degrees 59 minutes 32 seconds East. 104.52 feet;
THENCE North 10 degrees 16 minutes 56 seconds West, 82.76 feet:
THENCE North 10 degrees 32 minutes 57 seconds West, 83.75 feet;
THENCE North 27 degrees 09 n1inules 58 seconds East, 65.30 feet;
THENCE North 02 degrees 37 minutes 00 seconds West, 77.40 feet;
THENCE North 69 degrees 32 minutes 13 seconds West, 64.62 feet;
THENCE North 71 degrees 15 minutes 11 seconds West. 83.97 feet;
THENCE South 32 degrees 00 minutes 41 seconds West, 192.31 feet;
THENCE South 20 degrees 34 minutes 38 seconds East, 159.97 feet to the iron pipe set
