OUITCLAIM DEED
THIS INDENTURE, made the eifff:tI day, of Dec(\m1t2 00 between ELIOT
HALE PORTER 2nd of Woodbridge Island, ~~ on, Connecticut, party
of the first part, and SARAH HALE PORTER, B21~~RI n, Connecticut, as
custodian for SARAH ELIOT MULLEN, party of the second part; .
WITNESSETH, that the party of the first part, as a gift, and without monetary
consideration, does hereby remise, release and quitclaim unto the party of the second
part and the heirs or successors and assigns of the party of the second part forever an
absolute 2.5% interest (being one eighth of my entire interest) in and to all of the plots,
pieces or parcels of land, with the buildings and improvements thereon described in
Schedule A attached hereto.
TOGETHER with the appurtenances thereto.
TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part and her heirs or successors and assigns forever.
IN WITNESS WHEREOF, the party of the first part has hereunto set his hand
and seal the day and year first above written.

FIRST PIECE:
AI~ that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, lying and being in the Town of Southold, County of Suffolk and State of New York, being
a part of that portion of Fishers Island belonging to Fishers Island Corp. (which portion is
hereinafter called the "Park"), being more particularly bounded and described as follows:
BEGINNING at a stone monument set on the Southerly side of a road 40 feet wide, said
monument being 2452.61 feet South of a point which is 1942.14 feet West of another monument
marking the U.S. Coast and Geodetic Survey Triangulation Station "NIN" (which said "NIN"
monument is located near the Western end of a ridge overlooking the South shore of Fishers
Island and on the highest point between Chocomount and Mount Prospect and lles South 45
degrees 17 minutes 26 seconds East of North Dumpling Ught in Fishers Island Sound); and
RUNNING THENCE Northeasterly along the Southerly side of said road (following the arc of a
curve to the left whose radius is 752.62 feet and the direction of whose radius at that point is
North 12 degrees 38 minutes 24 seconds West) 166.25 feet;
TIiENCE South 38 degrees 52 minutes 50 seconds East 284.42 feet;
TIiENCE South 26 degrees 32 minutes West 220.39 feet;

TIiENCE North 23 degrees 18 minutes 40 seconds West 370.14 feet to the Southerly side of said
road, and the point or place of BEGINNING.
Being the same premises conveyed to Eliot Hale Porter 2nd by Deed of Richard H. Wiln\er, Jr. and
Elisabeth Farnum Wilmer dated May 10, 1967 and recorded In the Suffolk County Land Records
Liber 6155, Page 582.
SECOND PIECE:
All that lot or parcel of land, with the buildings and improvements thereon, in the Town
of Southold, Suffolk County, State of New York, being a part of that portion of Fishers Island q.ow
or formerly belonging to the Fishers Island Development Corporation (which portion is
hereinafter called the "Park") lying to the east of Peninsula Road, said lot or parcel of land being
bounded and deSCribed as follows:
BEGINNING at a point at the Southeasterly corner of land of the party of the first part said
point bemg located 2620.05' feet South of a point which is 1606.65 feet West of a monument
marking the United States Coast and Geodetic Survey Trian~ation Station ''NIN'' iUld thence
running South 26 degrees 32' 00" West 220.39 feet; thence South 74 degrees 45' 20" East 90.15 feet
to the shore of Block Island Sound; thence along said shore line North 26 degrees 25' 07" East
202.74 feet; thence North 63 degrees 28' West 88.0 feet to the point of beginning.
Containing 0.43 acres, more or less and being a parcel of beach frontage adjoining land of
the party of the first part. Together with the appurtenances, and all the estate, and rights of the
party of the first part in and to said premises;

SUBJECT to all covenants, restrictions, easements, rights, grants, and declarations of
record, if any, and easements for use of public utilities, including, but not limited to, all
covenants, restrictions, easements, rights, grants, and declarations contained in a Deed from the said
Fishers Island Development Corporation to Eliot H. Porter dated April 7, 1977 and recorded in the
Suffolk County Land Records.
It is expressly covenanted by the parties hereto that no rights, appurtenances, privileges or
personal advantages not herein expressed run with or are attached to the land conveyed.
. Being the same premises conveyed to Eliot H. Porter. from Fishers Island Development
Corporation by deed dated April 7, 1977 and recorded in the Suffolk County Land Records, Liber
8611 Page 575.
