AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby

All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Fishers Island in the Town of Southold, County of
SUlffolk and State of New York, being bounded and described as follows:
BE:GINNING at a stone monument set in the easterly side of a road 40 feet wide, said
monument being 1952.93 feet South of a point which is 1556.12 feet West of another
mcmumentmarking the U.S. Coast and Geodetic Survey Triangulation Station "NIN" (which
saild "NIN" monument is located near the western end of a ridge overlooking the south
sh'ore of Fishers Island and on the highest point between Chocomount and Mount
Prospect and lies South 45 degrees 17 minutes 26 seconds East of North Dumpling Light
in lFishers Island Sound); and
RUNNING THENCE northerly, along the easterly side of said road and following the arc
of a curve to the right whose radius is 753.61 feet and the direction of whose radius at that
point is South 87 degrees 13 minutes 54 seconds East, 240.90 feet to a stake;
THENCE South 65 degrees 06 minutes 20 seconds East, 474.75 feet to a stake;
THENCE South 28 degrees 41 minutes 06 seconds West, 208.35 feet;
THENCE North 60 degrees 59 minutes 00 seconds West, 55 feet to a stake;
THENCE North 60 degrees 59 minutes 00 seconds West, 207.67 feet to a stake;
THENCE North 82 degrees 13 minutes 20 seconds West, 151.90 feet to the monument
set on the easterly side of said road at the point or place of BEGINNING.
