MARGARET E. DRY AN AND BARRY R. DRY AN, residing at Isabella Beach
Road, Fishers Island, New YOlrk 06390, as Tenants in Common (and not Tenants by the
Entireties) each having an undivided 50% interest,
party of the second part,
WITNESSETH. that the party of the first part, in consideration often dollars and
other valuable consideration p,aid by the party of the second part, does hereby grant and
release unto the party oflhe second part, the heirs or successors and assigns of the party
of the second part forever,
ALL that certain plot. I,iece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the Town of South old. County
of Suffolk, State of New York, being more particularly described in Schedule A
allached hereto.
TOGETHER with alllright, title and interest, if any. of the party of the tirst part in
and to any streets and roads abutting the above described premises to the center lines
thereof: TOGETHER with the appurtenances and all the estate and rights of the party of
the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the sl::l:ond part, the heirs or successors and assigns of the party
of the second pan forever.
AND the party of the first pan, in compliance with Section 13 of the Lien Law,
covenants that the party of the lirst part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply the same first to the
payment oCthe cost of the imp,rovement before using any part of the total of the same for
any other purpose.
AND the party of the first part covenants as follows: that said party oCthe lirst
part is seized oCthe said premises in fee simple, and has good right to convey the same;
that the party of the second part shall quietly enjoy the said premises; Ihat the said

premises arc free from incumbrances, except as aforesaid; that the party of the first part
will execute or procure any fUlrther necessary assurance of the title to said premiscs; and
that said party of the first part will forever warrant the title to said premises, Drovided that
the foregoing covenants shall iinure to the benefit of. and be enforeeable by, only the
parties of the second part, any qualified personal residence trust to which the interest of
either of said parties in the said premises shall be conveyed and the descendants of the
party of the first part as benefidaries of the said trust or otherwise.
The word "party" shall be construed as ifit read ''parties'' whenever the sense of
this indenture so requires.
