MARY CYR GREBE, residing at No# Hedge Street, Hamlet of Fishers Island,
Town of South old, County of Suffolk and State of New York, individually and as
survivor and sole distributee of the Estate of Alfred R. Grebe, Sr. (Surrogate's
proceeding 1592 P 1976 in the Office of the Suffolk County Clerk),
party of the first part,
and
ALFRED R. GREBE, JR., residing at No# Fox Avenue, Hamlet of Fishers Island,
Town of South old, County of Suffolk and State of New York,
party of the second part:
WITNESSETH, that the party of the first part, in consideration of THREE HUNDRED
THOUSAND and 001100 Dollars ($300,000.00) and other valuable considerations paid by the
party of the second part, receipt of which is hereby acknowledged, does hereby grant and release
unto the party of the second part, his heirs, successors and assigns forever, all such right and title
as the party of the first part, Mary Cyr Grebe, has or ought to have in or to those certain pieces of
property, and any buildings or improvements thereon, lying and being on Hedge Street, in the
Hamlet of Fishers Island, Town of South old, County of Suffolk, State of New York, and more
particularly described in Liber of Deeds 2139, Page 272, and Liber of Deeds 2329, Page 404 in
the Office of the Suffolk County Clerk as follows:

[T]hose certain pieces or parcels ofland situate, lying and being on Fishers Island
in the Town of South old, County of Suffolk, and State of New York, bounded and
described as follows:
Parcel No. One: Beginning at a mere stone on the Easterly side of a road, now known as
Hedge Street, adjoining the southwesterly corner ofland formerly ofH.B. Porter, now of
Warren Maynard, running easterly one hundred and thirty-five (135) feet along the
southerly line of land formerly of said Porter to the southeasterly corner of a bank wall
formerly of said Porter; thence deflecting 116 degrees, 13' to the right and running
southerly forty-nine and three-tenths (49.3) feet along the parcel hereinafter described as
Parcel No. Two to an iron bolt driven in the ground and adjoining premises hereinafter
described as Parcel No. Three; thence deflecting 72 degrees, 8' to the right and running
westerly along land hereinafter described as Parcel No. Three one hundred twenty-one and
three-tenths (121. 3) feet to an iron bolt driven in the ground on the easterly side of said
road, now known as Hedge Street; thence deflecting 96 degrees, 5' to the right and
running northerly along the easterly side of said road twenty-seven and three-tenths (27.3)
feet to the place of beginning, excepting therefrom any land dedicated to or taken by the
town of Southold for highway purposes.
Parcel No. Two: Bounded northerly by land formerly of said H.B. Porter, now of said
Warren Maynard, fifteen (15) feet; easterly by Great Harbor, so called forty-eight (48)
feet; southerly by land hereinafter described as Parcel No. Four twenty-seven (27) feet by
a line in range with the third line in the above described tract and westerly by parcel first
above described forty-nine and three-tenths (49.3) feet.
Parcels Nos. One and Two above described being the premises conveyed to said John A.
Ingham by Frances G. Thorp, Charles W. Hedge and Belle Hedge, his wife, by deed dated
the 25th day of February 1913, and recorded on the 17th day of April 1913, in the Suffolk
County Clerk's office in Liber 845 of Deeds, on page 87.

Parcel No. Three: Beginning at an iron bound located on the easterly side of said road,
now known as Hedge Street, marking the northwesterly corner of the parcel about to be
described and running thence easterly one hundred and twenty-one and three-tenths
(121.3) feet along the southerly line oflands above described as Parcel No. One; thence
deflecting 91 degrees to the right and running southerly along the parcel herein next
described one hundred (100) feet to an iron bolt driven in the ground adjoining land now
or formerly of Charles W. Hedge; thence deflecting 90 degrees, 30' to the right and
running westerly along the northerly line ofland now or formerly of said Charles W.
Hedge, eighty-six and twenty-five-one hundredths (86.25) feet to an iron bolt driven in the
ground and adjoining land now or formerly of Frances G. Thorp; and running thence
northerly along land last mentioned eighteen (18) feet to another iron bolt marking the
northeast corner of said land now or formerly of said Frances G. Thorp; thence deflecting
90 degrees to the left and running westerly along said land now or formerly of said
Frances G. Thorp fifty-eight and five-tenths (58.5) feet to an iron bolt driven in the ground
on the southerly side of said road; thence deflecting 119 degrees, 40' to the right and
running northerly along the easterly side of said road thirty-seven and three-tenths (37.3)
feet to a merestone; thence deflecting 250 degrees, 7' to the left and running northerly
along the easterly side of said road forty-six and six-tenths (46.6) feet to the place of
beginning, excepting therefrom any land dedicated to or taken by the town of Southold for
highway purposes.
Parcel No. Four: Bounded northerly by lands described herein as Parcel No. Two twenty-
seven (27) feet; easterly by Great Harbor about one hundred (100) feet; southerly by land
now or formerly of Charles W. Hedge thirty-four (34) feet and westerly by the parcel last
above described one hundred (100) feet.
Parcels Nos. Three and Four above described being the premises conveyed to said John A.
Ingham by Frances G. Thorp by deed dated the 25th day of February 1913 and recorded
on the 17th day of April 1913 in the Suffolk County Clerk's office in Liber 845 of Deeds,
page 85.
Excepting from the premises above described and herein conveyed any portion thereof
lying within the roadbed of Hedge Street or any public highway.
BEING and intended to be the same premises conveyed to Alfred R. Grebe, Sr. by deed
recorded December 16, 1940 in Liber of Deeds 2139, Page 272 in the office of the Suffolk
County Clerk, and to Mary Cyr Grebe by deed recorded December 17, 1943 in Liber of
Deeds 2329, Page 404 in the office of the Suffolk County Clerk.
The aforesaid premises are not in an agricultural district and are entirely owned by the transferor
herein.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center line thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of same for any other purpose.

AND the party of the first part covenants as follows:
That said party of the first part is seized of the said premises in fee simple, and has
good right to convey the same;
Second -
That the party of the second part shall quietly enjoy the said premises;
Third ..
That the said premises are free from encumbrances, except as aforesaid;
Fourth -
That the party of the first part will execute and procure any further necessary
assurance of the title to said premises;
Fifth -
That said party of the first part will forever warrant title to said premises.
The word "party" shall be construed as if to read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day
