herein granted unto the party Df the second part, the hellS or SucceSSOIS and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby

Suffolk, State of New York, being more particularly bounded and described as follows:
BEGINNING at a stone monument at the southerly corner of the parcel described herein,
said monument being 1490.34 feet North of a point which is 162.71 feet East of another
monument marking the U.S. Coast and Geodetic Survey Triangulation Station .PROS";
and
RUNNING THENCE North 40 degrees 23 minutes 00 seconds East, 94.49 feet to another
monument;
THENCE North 40 degrees 23 minutes 00 seconds East, 13.50 feet to the shore of West
Harbor;
THENCE northwesterly along the shore of said Harbor North 58 degrees 16 minutes 37
seconds West, 45.23 feet;
THENCE southwesterly along said shore line South 40 degrees 27 minutes 21 seconds
West, 12.29 feet;
THENCE northwesterly along said shore line North 53 degrees 35 minutes 27 seconds
West. 5.56 feet:
THENCE South 34 degrees 34 minutes 00 seconds West, 82.34 feet;
THENCE South 40 degrees 41 minutes 00 seconds East, 42.45 feet to the monument set
at the point or place of BEGINNING.
TOGETHER WITH a right of way over the roadway extending southerly from the above
