Being and intended to be the same .premises conveyed by deed from
Edmund C. Hedge, dated May 15, 19~4 and recorded on May 16, 1984
in Liber/Reel 9563, Page 542 to Richard F. Hale and Linda K. Hale,
his wife.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being on Fishers Island, in the Town of Southold, County of Suffolk and State of New York, more
particularly bounded and described as follows:
BEGINNING at a monument set on the northerly line of the road known as The Gloaming, said monument
being 1204 feet north of a point which is 49.79 feet west of another monument marking the U.S. Coast and
Geodetic Survey Triangulation Station "PROS", which point of beginning Is intended to be pOint of intersection
of the westeriy line of the hereinafter described premises and the easterly line of premises now or formerly of
Stowe C. Phelps, with the northerly side of the Gloaming:
RUNNING THENCE along said land now or formerly of Phelps, North 24 degrees 41 minutes 00 seconds West,
99.77 feel: to a point and land now or formerly of Suzanne and Frederick Bancroft;
THENCE along said land North 80 degrees 24 minutes 59 seconds East, 49.83 feet to a point and the westerly
side of land now or formerly of Nazzareno Olivieri;
THENCE along said land, South 24 degrees 41 minutes 00 seconds East, 99.79 feet to a monument set on the
northerly side of the Gloaming;
THENCE South 80 degrees 26 minutes 00 seconds West along the northerly side of The Gloaming, 49.83 feet
to the point or place of BEGINNING.
