WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party, of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being boAx at Fishers Island, Town of Southhold, County of Suffolk and
State of New York, being more particularly bounded and described as follows:
BEGINNING at a stone monument set at the intersection of the easterly line of
Sterling Street and the northwesterly line of the road known as The Gloaming,
said point being 1129.86 feet north of a point which is 225.09 feet west of
another monument marking the U.S. Coast and Geodetic Survey Triangulation Station
"PROS";
RUNNING THENCE along said Sterling Street Line, North 02 degrees 00 minutes 40
seconds East, 256.01 feet to another monument;
RUNNING THENCE still along said street line, North 25 degrees 01 minutes 15
seconds East, 112.75 feet to another monument;
RUNNING THENCE South 06 degrees 21 minutes 50 seconds West, 63.67 feet to a
cross on a rock;
RUNNING THENCE South 54 degrees 04 minutes 10 seconds East, 118.98 feet to a
cross on a rock;
RUNNING THENCE South 11 degrees 36 minutes 00 seconds West, 60.87 feet to
another monument;
RUNNING THENCE South 24 degrees 41 minutes 00 seconds East, 99.77 feet to another
monument at the northwesterly line of The Gloaming;
RUNNING THENCE along said road line, South 67 degrees 04 minutes 30 seconds West,
190.34 feet to the point or place of BEGINNING.
Being the same premises described in deed dated 12/31/85 recorded 3/24/86
in Liiber 10002 cp 531, from Alice T. Shea to the grantors herein.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
