Deed Dated: January (1. , 2005
All that certain plot, piece or parcel of land, with the bUildings and improvements thereon
erected, situate, lying and being at Fishelli Island, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a stone monument set on the easterly side of a proposed road, said monument
being located 928.72 feet North of a point which is 761.35feet East ofanother monument marl<ing
the United States Coast and Geodetic Survey Triangulation Station "PROS"; and
RUNNING THENCE South 73 degrees 20 rrinutes 00 seconds East, 240.00 feet to a point;
THENCE North 32 degrees 22 minutes 00 seconds East, 197.50 feet to a point at the high water
mark on the shore of Inner Bay of Great Harbor;
THENCE with the meanders of Inner Bay following along the high water mark thereof. the
following two (2) courses:
. (1) North 70 degrees 50 rrinutes 00 seconds West, 141.00 feet; and
(2) North 08 degrees 50 minutes 00 seconds West, 231.80 feet;
THENCE South 37 degrees 33 minutes 00 seconds West, 367.26 feet to the northeasterly line
of said proposed road; and
THENCE along the northeasterly line of said proposed road South 34 degrees 45 minutes 00
seconds East, 99.92 feet to the monument at the point or place of BEGINNING.
TOGETHER with all the right, title and interest of the grantor in and to all land which may lie
between the meander tines above set forth and the actual high water mark and in and to all land
under the waters of Inner Bay of Great Harbor in front of and adjoining said prerrises.
TOGETHER with an easement to the grantee, his heirs and assigns, for ingress to and egress
from the premises hereby conveyed over and along such private roads as now or may hereafter
exist connecting the premises hereby conveyed with a public highway.
TOGETHER with all right, title and interest, if any, of the grantor in and to any streets and roads
abutting the above described prerrises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the grantor in and to the said
premises.
