subject premises acquired from Scudder H. Sinclair by deed, dated July '7, 2007 and Intended 10 be recorded In
\he Office of the Suffolk County Clerk Immediately prior 10 the recording ofthls deed, the said Scudder H. Sinclair
having acquired an undivided fifty percent (50%) Interest In such premises from \he Estate of Alice H. Sinclair
by deed recorded in the Office of the Suffolk County Clerk In Uber 11606 page 959 and pursuant 10 the Last Will
and Testamentof\he said Alice H. Sinclair (Suffolk County Suntlgate's Court File No. 1394 P 1998), and the said
Alice H. Sinclair having acquired a one hundred percent (1 00%) interest in such premJses with Donald W. Sinclair
in three separate Incremental coveyances by deeds recorded In the Office of \he Suffolk County Clerk in Liber
2931 page 420, Uber 5452 page 523 and Uber 6331 page 421, respectlvely.
TOGETHER with all right, tide and Interest. If eny. of the party of the fllSl pan In and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of \he first part In and to 6lI1d premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second pan, the heirs or successors and asslgns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
\he said premises have been encwnbered in any way whatever. except as aforesaid.
AND the party of the first part, In compliance with Section 13 of the Uen Law, covenants that the party of the filSl
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
