and State of New York,

party of the first part, and
MARIO ZANGHETTI, JR. and RONALD R. ZANGHETTI, both
residing at (no #) Whistler Avenue, Fishers Island,
Town of Southold, County of Suffolk and State of New
York, as tenants in common,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingaoAbox on Fishers Island, in the Town of Southold, County
of Suffolk and State of New York, the same beinabounded and described
as follows:
BEGINNING at a point on the southerly line of the Road known as
"The Gloaming" at a mere stone which is located 1165.34 feet
North and 38.52 feet west of U. S. Coast & Geodectic Triangulation
Station "PROS" and from said point running South 340 41' 00" East
one hundred, seventy-two and 1/10 (172.1) feet to a point on a
boulder; thence, running North 850 19' 00" East about sixty-three
and 00/100 (63.00) feet to the shore of "The Cove," the last two
lines abutting Southwesterly and Southerly on remaining land now
or formerly of Fishers Island Farms, Inc.; thence, running in a
general Northeasterly direction along the shore of "The Cove"
sixty-six and one-half (6610 feet; thence, running North 230 28'
00" West about one hundred, eighteen (118) feet to a mere stone on
the southerly side of "The Gloaming" abutting northeasterly on the
remaining land now or formerly of Fishers Island Farms, Inc.; thence
South 80° 26' 00" West along the southerly line of "The Gloaming"
one hundred, fifty-two and 1/10 (152.1) feet to the point of
BEGINNING.
RESERVING, however, to the party of the first part herein a life
estate for her use and benefit.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises hereingranted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
