All that lot or parcel of land In the Town of Southold, Suffolk County, State of New York,
being a part of that portion of Fishers Island belonging to the grantor (which portion is
hereinafter called the "Park") lying Easterly of the folllowing line, vlz.:
BEGINNING at the Southeasterly comer of land owned by the United States, known as the
Fort H. G. Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island
Sound Dr the Atlantic Ocean (as said Tract was constituted prior to the extentlon thereof by
the acquisition of additional lands In condemnation proceedings Instituted In 1942) and
. running thence Norther1y following the East boundary of the said tract of land of the United
States (as same was constituted prior to such extension thereof) to the Southerly line of East
End Road (sometimes called Oriental Avenue) and which point Is the Northeasterly comer of
said tract of land of the United Stales (as same was constituted prior to such extension
thereof), thence crossing the East End Road and following the same course as the last to the
shore of West Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded and described as follows:
BEGINNING at a stone monument set on the Easterly side of a road forty feet wide, said
monument being forty-seven hundred and fifty-six and ninety-four hundredths feet North of a
point which Is one hundred and seventy-two and nine-hundredths feet West of another
monument marking the U.S. Coast and Geodetic Survey Triangulation Station "Nin" (which
said "Nln" monument is located near the Western end of a ridge overlooking the South shore
of Fishers Island and on the highest pOint between Chocomount and Mount Prospect and lies
South forty-five degrees seventeen minutes and twenty-six seconds East of North Dumpling
Light In Fishers Island Sound;
RUNNING THENCE North sixty-nine degrees twenty-two minutes ten seconds West one
hundred forty-nine and twenty-five hundredths feet to a stake;
RUNNING THENCE North twelve degrees one minute fifty seconds East one hundred seventy
and eighty-two hundredths feet to a stake;
RUNNING THENCE North seventeen degrees thirty-one minutes thirty seconds East three
hundred eighty-two and seventy-three hundredths feet to a stone monument on the Southerly
side of another road forty feet wide, said monument being fifty-three hundred and forty-one
and fifty-seven hundredths feet North of a point which is one hundred and Sixty and ninety
two hundredths feet West of said monument marking the U.S. Coast and Geodetic Survey
Triangulation Station "Nln";
RUNNING THENCE South sixty-one degrees thirty-three minutes East fifty six and thirty-six
hundredths feet to a stake;
RUNNING THENCE Southeasterly (following the arc of a curve to the right whose radius Is
three hundred fourteen and seventy-three hundredths feet and the direction of whose radius
at that point is South twenty-eight degrees twenty-seven minutes West) two hundred twenty~
five and seventy hundredths feet to a stake;
RUNNING THENCE South twenty degrees twenty-seven minutes forty seconds East one
hundred seventy-three and sixty-nine hundredths feet to a stake;
RUNNING THENCE South eighty-five degrees fifty-one minutes thirty seconds West one
hundred twenty-two and forty-six hundredths feet to a stake;
RUNNING THENCE South forty-one degrees four minutes West ninety-three and eighty-nine
hundredths feet to a stake;
RUNNING THENCE South twenty-nine degrees three minutes forty seconds West one hundred
seventy and five hundredths feet to the place of beginning.
TOGETHER with an easement to the grantee, his heirs and assigns, for Ingress to and egress
from the premises hereby conveyed over and along such private roads as n'ow or may
herealter exist connecting the premises hereby conveyed with the public highway; provided,
however, that Fishers Island Estates, Inc., reserved the right to change the location, route or
grade of said roads from time to time, provided that such change shall not prevent adequate
access to the premises hereby conveyed.
