Island, Town of Southold, County of Suffolk and State of New York, being a
part of that portion of Fishers Island formerly owned by Fishers Island
Corporation (which portion is hereinafter called "The Park") lying east-
erly of the following line, viz :
BEGINNING at the southeasterly corner of land owned by the United States , ',
known as the Fort 7. G. Wright Military Reservation, Mount Prospect
Tract, on the shore of Block Island Sound or the Atlantic ocean and run-
ning thence northerly following the East boundary of the said land of
the United States to the southerly line of East End Road (sometimes called
oriental Avenue) and which point is the northeasterly corner of land of
the United States, thence crossing the East End Road and following the
same course as the last to the shore of west Harbor or Fishers Island
Sound;

half interest was conveyed to the party of the first part by Peter
P. McN. Gates and John M. Gates, Jr. , as executors of the will of
ELLEN C. HOUGHTON, which was admitted to probate by the New York
County Surrogate ' s Court on January 9 , 1962 (File No. P33/62) , by
an executors ' deed dated the 31st day of December, 1963, recorded
in .the Suffolk County Clerk' s office in Liber 5484 of Deeds, at
page 473.
SUBJECT HOWEVER TO:
Any and all zoning restrictions and ordinances imposed by
any County, State or Federal Government Agency of competent juris-
diction affecting the above described premises;
Any and all easements or rights of record, granted for the
maintenance of any street, electric power lines, telephone lines,
conduits, water mains, sewage mains, or any other public service
utility, insofar as the same affects the above described premises;
Any state of facts an accurate survey or personal inspection
may disclose; and
Any and all covenants , restrictions, or obligations of
