All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being a part of that portion of Fishers Island lying to the east of
Peninsula Road, said lot of parcel of land being at Fishers Island, Town of Southold,
County of Suffolk and State of New York, being more particularly bounded and described
as set forth on Schedule A hereto.
BEGINNING at an iron pipe on the northwesterly line of an unimproved road, said iron pipe
being located 390.85 feet North of a point which Is 156.80 feet West of a monument
marking the United States Coast and Geodetic Survey Triangulation Station "EAST END
2";
RUNNING THENCE North 82 degrees 50 ITinutes 40 seconds West, 222.96 feet;
THENCE North 08 degrees 45 minutes 30 seconds West, 127.92 feet to a monument;
THENCE North 19 degrees 19 minutes 40 seconds East, 255.15 feet to the southeasterly
line of said unilTllroved road at a point of curve to the left having a radius of 280.71 feel
and the direction of whose radius at that point is North 00 degrees 28 minutes 14 seconds
East:
THENCE eastwardly along said road line following the arc of said curve, a distance of
43.50 feet;
THENCE along said road line North 81 degrees 35 minutes 20 seconds East, 126.72 feet
to a pOint of curve to the right having a radius of 133.08 feet and the direction of whose
radius at that point is South 08 degrees 24 minutes 40 seconds East;
THENCE southeasterly along said road line following the arc said curve, a distance of
307.68 feet;
THENCE along the northwesterly line of said road South 34 degrees 03 minutes 30
seconds West, 253.89 feet to the Iron pipe at the point or place of BEGINNING.
