paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lyin9 and being ifl-lke at Fishers Island, Town of Southold, County of Suffolk and State
of New York, being more particularly bounded and described as set forth on Schedule
A hereto.
BEL~G AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed, dated May 15, 1981 and recorded in the Office of the Suffolk County Clerk
on March 30, 1982 in Liber 9161 page 337.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenanceS8"nd all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have belm encumbered in any way whatever, except as aforesaid. .
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold Ihe right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
reqUires.

ALL that certain lot or parcel of land, with the buildings and improvements thereon, in the
Town of Southold, Suffolk County, State of New York, being a part of that portion of
Fishers Island lying to the east of Peninsula Road, said lot or parcel of land being bounded
and described as follows:
BEGINNING at an iron pipe on the northerly line of the road to the East End, said iron pipe
being 321.59 feet North of a point which is 198.92 feet East of a monument marking the
United States Coast and Geodetic Survey Triangulation Station "EAST END 2";
RUNNING THENCE southwestwardly along said road line following the arc of a curve to
the left having a radius of 623.77 feet and the direction of whose radius at that point is
South 07 degrees 06 minutes 04 seconds West, a distance of 314.00 feet to a point of a
curve to the right whose radius is 12.01 feet and the direction of whose radius at that point
is North 21 degrees 56 minutes 00 seconds West;
THENCE northwestwardly along the line of an unimproved road following the arc of said
curve, a distance of 19.47 feet to a point of curve to the right whose radius is 83.08 feet
and the direction of whose radius at that point is North 70 degrees 57 minutes 50 seconds
East;
THENCE northwestwardly along said road line following the arc of said curve, a distance
of 76.99 feet;
THENCE North 34 degrees 03 minutes 30 seconds East, 253.89 feet along said road line
to an iron pipe;
THENCE South 86 degrees 30 minutes 00 seconds East, 274.45 feet to an iron pipe;
THENCE South 17 degrees 58 minutes 14 seconds West, 149.26 feet to an iron pipe;
THENCE South 30 degrees 59 minutes 14 seconds West, 108.33 feet to the iron pipe at
the point or place of BEGINNING.
TOGETHER WITH a right of way in common with others over the road referred to above,
said road extending northeasterly and then westerly from the main road to the East End
to the southwesterly corner of Lot 6 in Block 3 on the Map of Fishers Island Development
Corporation (Map No. A421 filed September 25, 1991), said right of way being more
particularly bounded and described as set forth in the deed recorded in Liber 9161 page
337.
