paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ifHfle at Fishers Island, Town of Southold, County of Suffolk and State
of New York, more particularly bounded and described as set forth on Schedule A
hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed, dated April 12, 1977, and recorded in the Office of the Suffolk
County Clerkon June 27, 1977 in Liber 8258 page 486.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and' roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party' shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above

ALL that certain plot, piece or parcel of land situate, lying and being at Fishers Island,
Town of Southold, County of Suffolk and State of New York, more particularly bounded and
described as follows:
BEGINNING at a point on the northwesterly side of a road at the most southerly point of
the land adjoining the herein described parcel on the east, said point being located 428.50
feet South of a point which is 3626.88 feet West of a monument marking the U.S. Coast
and Geodetic Survey Triangulation Station "Chocomount 2", said point also marking a point
of a curve to the right whose radius is 34.67 feet and the direction of whose radius at that
point is North 02 degrees 26 minutes 24 seconds East;
RUNNING THENCE northwesterly, following the arc of said curve, 29.55 feet to a point of
a curve to the right whose radius is 104.99 feet and the direction of whose radius at that
point is North 51 degrees 16 minutes 40 seconds East;
THENCE northwardly, following the arc of said curve, 77.79 feet;
THENCE North 03 degrees 43 minutes 50 seconds East, 161.60 feet to the shore of
Fishers Island Sound;
THENCE following the meanders of said shore line on the following three courses and
distances: (1) South 50 degrees 38 minutes 08 seconds West, 97.29 feet; (2) South 67
degrees 14 minutes 02 seconds West, 89.38 feet; and (3) South 77 degrees 38 minutes
10 seconds West, 73.14 feet;
THENCE South 31 degrees 45 minutes 40 seconds East, 23.06 feet;
THENCE South 58 degrees 06 minutes 20 seconds East, 39.97 feet to an iron pipe at a
point of a curve to the right whose radius is 278.36 feet and the direction of whose radius
at that point is South 31 degrees 53 minutes 40 seconds West;
THENCE southeastwardly, following the arc of said curve, 155.80 feet;
THENCE South 26 degrees 02 minutes 10 seconds East, 38.68 feet to an iron pipe at said
road line; and
THENCE along said road line North 61 degrees 27 minutes 40 seconds East, 114.85 feet
to the point of BEGINNING.
