party of the first part, and WILLARD B. SOPER II, 2244 Las Casita Drive, Wellington,
Florida 33414,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at Fishers Island, Town of Southold, County of Suffolk and State
of New York, being more particularly bounded and described as set forth on Schedule
A hereto, said plot, piece or parcel of land also being known and designated as
Lot 4-H in Block 17 on the Map of Fishers Island Development Corporation, which
Map was filed in the Office of the Suffolk County Clerk on September 25, 1991 as
Map No. A421.
This deed is being recorded to confirm the metes and bounds description of the
said Block 17 , Lot 4-H set forth on Schedule A hereto and in the deed to the party
of the second part to such premises from the Estate of Anne Joers Firestone, dated
December 13 , 1996, said description having one course and distance at variance
with the corresponding course and distance set forth in prior deeds of record to
the same premises, the party of the first part being the owner in fee simple of
the premises which share with the said Block 17, Lot 4-H the boundary line whose
course and distance differs in such prior deeds of record, namely, the boundary
line described in the fourth course and distance in the description set forth on
Schedule A hereto.

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
Blk. HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of.
the party of the second part forever.

AND the party of the first part,in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the salve for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

Deed Dated: January 3-1, 1997
ALL that certain lot or parcel of land, with the buildings and improvements thereon, in
the Town of Southold, Suffolk County, State of New York, being a part of that portion of
Fishers Island lying Easterly of the following line, viz.:
BEGINNING at the southeasterly corner of land owned by the United States, known as
the Fort H. G. Wright Military Reservation, Mount Prospect Tract, on the shore of Block
Island Sound or the Atlantic Ocean; and
RUNNING THENCE northerly following the East boundary of the said land of the
United States to the southerly line of East End Road (sometimes called Oriental Avenue)
and which point is the northeasterly comer of land of the United States;
THENCE crossing the East End Road and following the same course as the last to the
shore of West Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded and described as follows:
BLOCK 17 - LOT 4-H
BEGINNING at a stone monument set on the Westerly side of a road 40 feet wide, said
monument being 884.39 feet West of a point which is 184.98 feet North of another
monument marking the U. S. Coast and Geodetic Survey Triangulation Station
"Chocomount 2" (which said "Chocomount 2" monument is located on the summit of the
highest hill on Fishers Island, N.Y. about two and one-quarter miles West of the Eastern
end of Fishers Island and lies South 79 degrees 29 minutes 46 seconds East of North
Dumpling Light in Fishers Island Sound); and
RUNNING THENCE North 43 degrees 36 minutes 20 seconds West, 284.88 feet to a
point;
THENCE North 62 degrees 42 minutes 10 seconds West, 34.88 feet to a point;
THENCE North 11 degrees 16 minutes 50 seconds East, 186.40 feet to a point;
THENCE North 48 degrees 05 minutes 34 seconds East, 111.14 feet to a point;
THENCE South 45 degrees 6 minutes East, 324.46 feet to a point;
THENCE South 21 degrees 46 minutes 40 seconds West, 277.26 feet to a point; and
THENCE North 68 degrees 56 minutes 20 seconds West, 20 feet to the monument set at
the place of BEGINNING.
