WITNESSETH, that the patty of the first part, in consideration of Ten ($10.00)

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

ALL that certain plot, piece or parcel of land, wfth the buildings and improvements thereon erected, situate,

being bound and described as follows:
BEGINNING at a stone monument set on the southerly side of a road 40 feet wide, said monument being
581,98 feet south of a point which is 3099.38 feet west of another monument marking the U.S. Coast and
Geodetic Survey Triangulation Station "Choco111ount 211 (which said "Chocomollnt 2" monument is located
on the summit of the highest hill on Fishers Island, New York, about two and one-quarter miles West of the
easterly end of Fishers Island and lies South 79 degrees 29 minutes 46 seconds East of North Dumpling Light
in Fishers Island Sound), and;
running thence South 20 degrees 48 minutes 20 seconds West, 330.71 feet to a monument;
thence continuing South 20 degrees 48 minutes 20 seconds West, 30.09 feet to the shore of Middle Farms
Pond;
thence with the meanders of said shore line, the following six (6) courses and distances:
(1) South 13 degrees 32 minutes 30 seconds East, 119.28 feet;
(2) South 27 degrees 38 minutes 40 seconds East, 90.25 feet:
(3) North 84 degrees 51 minutes East, 174.90 feet; .
(4) South 29 degrees II minutes East, 163.80 feet:
(5) South 42 degrees 48 minutes East, 96.74 feet; .
(6) North 80 degrees 49 minufes 20 seconds East, ]28.12 feet;
thence North 26 degrees 41 minutes 20 seconds East, 15.0 feet to a monument:
thence, continuing North 26 degrees 41 minutes 20 seconds East, 247.4 feet to a monument:
