Somerset. Virginia 22972, party oflhe first part, and Bradley I. Collins, now residing at 1021 Park
Avenue, Apt. 4-C. New York, New York 10028, party, of the second part.

TOGETHER WITH ?ll right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted herein unto the party of the
second part. the heirs or successors and assigns of the party ofthe second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law. covenants
that the party of the first part will receive the consideration for this convcYoInce and willliold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost ofthc improvement and will apply the same first to the payment of the cost of the improvement.

H.G. Wright Military Reservation, Mount Prospect Tract, on the shore of Block [sland Sound or the

RUNNING THENCE Northerly following the East boundary of the said land of the United Stales
to the Southerly line of East End Road (sometimes called Oriental Avenue) and which point is the
Northeasterly comer of land ofthe United States;
THENCE crossing the East End Road and following the same course as the last to the shore of West
Harbor or Fishers Island Sound;

BEGINNING at a stone monument on the Southeasterly line of the road leading to the East End. said
monument being 8[4.63 feet South ofa point which is 4253.3 [ feet West of another monument
marking the U.S. Coast Guard and Geodetic Survey Triangulation Station "Choeomount 2"; and
THENCE RUNNING along the SI)utheasterly line of said road South 61 degrees 36 minutes 20
seconds West. 32.00 feet to a stone: monument;
THENCE South 48 degrees 51 minutes 30 seconds East, 178.60 fcetto a stone monument;
THENCE South 17 degrees 47 minutes 30 seconds East, 250.90 fcetto a stone monument;
THENCE South 6 degrees [2 minutes 20 seconds West, 234.20 feet to a stone monument on the
shore of Middle Farm Pond;
THENCE following the meanders of said shore line in an Easterly and Westerly and Northerly
direction about 1250 feel more or less to a point;
THENCE North 70 degrees 32 minutes 10 seconds West. 778.18 feel 10 the stone monument atlhe
point of place ofBEGINNING.
