WITNESSETH, that the party of the first patt, in consideration of Two Million Three Hundred

party of the second part, does hereby grant and release unto the party of the second part, the heirs

monument being six hundred and seventy-four and six-hundredths feet South of a point which is
three hundred and ninety-nine and fifty hundredths feet West of another monument marking the
U.S. Coast and Geodetic Survey Trian~ulation Station "Chocomount 2" (which said
"Chocomount 2" monument is located on the summit of the highest hill on Fishers Island, N. Y.,
about two and one-quarter miles West of the Eastern and of Fishers Island and lies South
seventy-nine degrees twenty-nine minutes and forty-six seconds East of North Dumpling Light
in Fishers Island Sound); and running thence, alon,g the Southerly side of said road, South
eighty-four degrees twelve minutes and twenty seconds East three hundred and six and forty-one
hundredths feet to a stake marking a point of curve to the left whose radius is three hundred and
eight and forty-nine hundredths feet and the direction of whose radius at that point is North five
degrees forty-seven minutes and forty seconds East; thence Eastwardly still along the Southerly
side of said road (following the arc of said curve) thirty-eight and thirty-two hundredths feet to a
stake; thence South thirty-one degrees fifty minutes and twenty seconds East two hundred and
three and eighty-nine hundredths feet to a stake marking a point of curve to the right whose
radius is seventy-three and fifty hundredths feet and the direction of whose radius at that point is
South fifty-eight degrees nine minutes and forty seconds West; thence Southwardly (following
the arc of said curve) one hundred and forty-one and seventy-nine hundredths feet to a stake;
thence South seventy-eight degrees forty-one minutes and twenty seconds West seventy-two and
forty-seven hundredths feet to a stake; thence North sixty-six degrees fifty-one minutes and forty
seconds West one hundred and five and twenty-six hundredths feet to a stake; thence North
sixty-two degrees and twelve minutes West one hundred and sixty-five and sixty-nine
hundredths feet to a stake; thence North fifty-eight degrees twenty five minutes and forty
seconds West one hundred and thirty and two hundredths feet to a stake; thence North seven

more or less.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second pmt, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been incumbered in any way whatever, except as
aforesaid.
AND the party of the first pm, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture
so requires.

ALL that certain plot, piece or parcel of land, lying and being in the Town of Southold, Suffolk
County, State of New York, with the buiidings thereon, being a part of that portion of Fishers
Island (which portion Is hereinafter called the "Park"), lying easterly of the following line, viz.:
BEGINNING at the southeasterly corner of land owned by the United States, known as the Fort
H. G. Wright Military Reservation, Mount Prospect Tract on the shore of Block Island Sound or
the Atlantic Ocean; and
RUNNING THENCE northerly followin~ the east boundary of the said land of the United States
to the southerly line of East End Road (sometimes called Oriental Avenue) and which point is
the northeasterly corner of land of the United States;
THENCE crossing the East End Road and following the same course as the last to the shore of
West Harbor or Fisher Island Sound, said lots or parcels of land being bounded and described
as follows:
BEGINNING at a stone monument set on the southerly side of a road forty feet wide, said
monument being four hundred and twelve and forty-three hundredths feet east of a point
which is five hundred and thirty-one and eighty-seven hundredths feet south of another
monument marking the U. S. Coast and Geodetic Survey Triangulation Station "Chocomount

feet southwesterly from the point or place of beginning);
THENCE with the meanders of said Sound north seventy-four degrees thirty-seven minutes ten
seconds west, forty-four and thirty-four hundredths feet to a stake;
THENCE with the meanders of said Sound south eighty-one degrees twenty-nine minutes ten
seconds west one hundred twenty-two and ninety-two hundredths feet to a stake;
THENCE with the meanders of said Sound south seventy degrees one minute fifty seconds
west one hundred sixty and forty-six hundredths feet to a stake;
THENCE north five degrees forty-eight minutes thirty seconds west one hundred seventy-nine
and seventy-two hundredths feet to a stake (the said line passing through a stone monument
one hundred two and twenty-seven hundredths feet southeasterly from the last mentioned
stake) ;
THENCE north seventy-eight degrees forty-one minutes, twenty seconds east, seventy two

THENCE northerly along an arc of a curve bearing to the left having a radius of seventy three
