Together with the right to use, subject to the rights of others, the existing water main located in the bed of the aforementioned road extending Northwesterly from the road to the herein conveyed tract. Being the same premises conveyed by Fisher's Island Development Corporation to Lucille P. Balcom by deed dated July 22,1965, recorded in the Suffolk County Clerk's office in Liber 5793, Page 192. TOGETHER with the appurtenances and all right, title and interest, if any, of Grantor in and to (1) land now or formerly lying below the high water mark of Fishers Island South (sometimes called East Harbor) and (2) the dock and ramp which extends northerly into East Harbor; SUBJECT to (a) state offacts shown on the survey dated October 1964, made by Chandler & Palmer and recorded in the Suffolk County Clerk's office in Liber 5793 at Page 194., and (b) agreements, covenants, conditions, consents, restrictions, reservations and rights of way, if any, ofrecord. SUBJECT to zoning and health laws, regulations and resolutions and all local ordinances, now or hereafter enacted or to be enforced, affecting the premises herein conveyed, and all additions and amendments thereto. TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets and roads abutting the above described premises to the center lines thereof; TO HAVE AND TO HOLD the premises herein granted unto the Grantee, the heirs or successors and assigns of the Grantee forever. The westerly portion of the Premises is a portion of Parcel 4 described in the deed, dated September 20, 1948, made between Fishers Island Estates, Inc. and Remington Rand Inc., recorded in the Suffolk County Clerk's office in Liber 2876 of Conveyances at Page 403, and is subject to the agreements, covenants and restrictions contained in said deed.
