This Deed, made and entered into this day

ELLEN R. CONANT, TRUSTEE UNDER THE INDENTURE OF TRUST OF ELLEN R
CONANT, dated June 17, 1996, as the same may be amended from time to time, residing at 123
North Bemiston, St. Louis, Missouri 63105, party of the first part, and JUDY SCOTT, TRUSTEE
OF THE CONANT FAMILY TRUST, dated June 17, 1996,whose mailing address is 123 North
Bemiston, St. Louis, Missouri 63105, party of the second part.
Witnesseth, that the said party of the first part, for and in consideration of the sum of Ten
Dollars ($10.00) and other good and valuable consideration paid by the said party of the second
part, the receipt of which is hereby acknowledged, does by these presents Grant, Bargain and Sell,
Convey and Confirm unto said party of the second part an undivided one-fourth (1/4) interest, as a
tenant in common, in the following described real estate situated in the County of Suffolk, State of
New York, to-wit:

Subject to all restrictions, reservations, conditions, easements and exceptions of record.
To Have and to Hold the same, together with all rights and appurtenances to the same
belonging, unto the said party of the second part, and to her successors in trust and assigns forever.
The said party of the first part hereby covenanting that she, her successors in trust and
assigns, shall and will Warrant and Defend the title to the premises unto the said party of the
second part, and to her successors in trust and assigns forever against the lawful claims of all
persons whomsoever, excepting, however, the general taxes for the calendar year 1999 and
thereafter, and the special taxes becoming a lien after the date of this deed.
In Witness Whereof, the said party of the first part has hereunto set her hands the day and
year first above written.

Fishers Island in the Town of Southold, Suffolk
County, New York, bounded and described, as
follows:
BEGINNING at a stone monument set on the North-
easterly line of the land of the Grantors, said monu-
ment being One thousand seven hundred fifty-seven
and seventy-eight hundredths feet North of a point
which is Five thousand.fou .hundred eight and thirty-
five hundredths feet Hest of another monument marking
the U.S. Coast and Geodetic Survey Triangulation
Station "PROS" and thence along said Northeasterly
line North 46 degrees 58 minutes West Thirty-five
feet to a point, being the POINT OF BEGINNING and
being the Northeasterly corner of the parcel hereby
described; and running thence South 113 degrees 02

States Government or New York State, to change or alter the
shore line of Fishers Island Sound adjoining the above tract
to establish harbor, bulkhead or pierhead lines and to take
land now or formerly under water without compensation;

feet to a point, being the POINT OF BEGINNING and
being the Northeasterly corner of the parcel hereby
described; and running thence South 43 degrees 02
minutes West One hundred feet to a point; thence
South 39 degrees 24 minutes 10 seconds East Thirty-
two and fifty-eight hundredths feet to a point; thence
South 19 degrees 25 minutes. West One hundred ninety-
two and seventy-one hundredths feet to a point which
point is One thousand five hundred one and sixty-two
hundredths feet North of a point which is Five thous-
and five hundred forty-five and fifty-six hundredths
feet West of said PROS monument, said last three
courses abutting the right-of-way hereinafter des-
cribed; thence leaving said right-of-way and running
the followin four courses along land owned by the

ingress to and egress from any above described tract over
the right-of-way leading to Reservoir Road, said right-of-
way being bounded and described as follows :
BEGINNING at a point at the most Northerly tip 'of a
private road of the Grantors ]mown as Reservoir Road, said
point being One thousand two hundred ninety-five and four
hundredths feet North of a point which is Five thousand
six hundred ninety-three and forty hundredths feet West of
said PROS monument; and running thence North 29 degrees 46
minutes East Thirty-one and thirty-four hundredths feet to
a point of curve to the right having a radius of Two hun-
dred and eight feet, the direction of which radius at that
point is South 60 degrees 14 minutes East; thence following
the are of said curve a distance of Eighty-seven and seventy-
three hundredths feet to a point of curve to the left having
a radius of One hundred eighty-one and seventeen hundredths
feet, the direction of which radius at that point is North
36 degrees 04 minutes West; thence following the arc of said
curve a distance of One hundred eight and forty-nine hun-

TOGETHER, also, with a non-exclusive easement for in-
gress to and egress from said right-of-way over the private
road of the Grantors known as Reservoir Road, extending from
the Southerly line of the 9. 32 acre parcel of land owned by
the Grantors to Winthrop Drive;
SUCH EASEMENTS in said right-of-way and in Reservoir
Road to constitute appurtenances only of .the premises hereby
sold and to be limited until such time as said right-of-way
or said Reservoir Road, as the case may be, shall be dedi-
cated to public road or highway purposes and accepted by a
Town or Village or other public authority for such purposes.
TO HAVE AND TO HOLD the premises hereby conveyed unto
the parties of the second part, as 'tenants. by the entirety
with a right of survivorship in the survivor of them and to
the heirs and assigns of said survivor, forever.
PROVIDED, HOWEVER, that this conveyance is made subject
to the following covenants and restrictions which are hereby
entered into by the Grantees for themselves, their heirs and
assigns, as a part of the consideration therefor:
That the premises hereby conveyed shall not be divided
or subdivided for any purpose whatsoever.
That the premises hereby conveyed shall be occupied and
used by the Grantees, their heirs and assigns, for private
residential purposes, and not otherwise, and there shall be
erected and used thereon only one private residence for the
use of one family only, together with the necessary out-
buildings appurtenant thereto.
All the covenants and agreements herein expressed shall
be binding upon the Grantees, their heirs and assigns, and
shall be held to run with and bind the land and premises
hereby conveyed and all subsequent owners and occupants there-
of.

No appurtenant or other interests in other real proper-
ty of the Grantors not expressly set forth in this instrument
are hereby conveyed or transferred to the Grantees herein,
and it is expressly covenanted by the parties hereto that no
rights, appurtenances, privileges or personal advantages in of
connected with said other real property of the grantors, '
not herein expressed, run with or are attached to the land
conveyed.
