THIS INDENTURE, made the 11th of May, Two Thousand One
BETWEEN
EVELYN A. STEWART, residing at 610 Forest Avenue, Larchmont, New York 10538
party of the first part, and
GUIDO DOSSENA and MARGUERITE DOSSENA, husband and wife, residing at 70
Magnolia Avenue, Garden City, New York 11530
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Laurel in the Town of Southold, Suffolk County, New
York, bounded and described as follows:
BEGINNING at a point on the southeasterly side of Peconic Bay Boulevard the following three
(3) courses and distances from the corner formed by the intersection of the westerly side of
Bray A venue with the northwesterly side of Peconic Bay Boulevard:
(1) North 59 degrees 52 minutes 40 seconds East across Peconic Bay Boulevard 151.50 feet to
the southeasterly side of Peconic Bay Boulevard; ,
(2) North 40 degrees 49 minutes 10 seconds East along the southeasterly side of Peconic Bay
Boulevard 105,50 feet;
(3) North 40 degrees 51 minutes 50 seconds East still along the southeasterly side of Peconic
Bay Boulevard 99.58 feet to a concrete monument and the TRUE POINT OF PLACE OF
BEGINNING;
RUNNING THENCE along the southeasterly side of Peconic Bay Boulevard North 40 degrees
51 minutes 50 seconds East 100.42 feet to a concrete monument and lands now or formerly of
Pillai;
RUNNING THENCE along said last mentioned land South 26 degrees 20 minutes 20 seconds
East 329.18 feet to the mean high water mark of the Great Peconic Bay;

THENCE along the mean high water mark of the Great Peconic Bay South 43 degrees 47
minutes 02 seconds West 97.41 feet to land now or formerly of Osler;
THENCE along said last mentioned land North 26 degrees 30 minutes 40 seconds West 323.39
feet to the southeasterly side of Peconic Bay Boulevard and the true point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated October 20, 1971, and recorded October 28, 1971, in the Office of the Suffolk
County Clerk in Liber 7035, Page 358.
TOGETHER with all 'right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
eost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so
requires.
