TOGETHER with all right, title and interest. if any, of the party of the first part in and to any
strt:elS and roads abuuing the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the pany of the first pan in
and to said premises;
TOI HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the pany of the first part, in eompliance with Section 13 of the Lien Law, hereby
cOI'enanlS that the pany of the first part will receive the consideration for this conveyance and
will hold the right 10 receive such consideration as a trust fund to be applied first for the
pw'pose of paying the cost of the improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total of the same for any other

SCHEDULE A
All that eertain plot, piece or parcel of land, with the buildings and improvements thereon
e.rected, situate, lying and being at Fishers Island, Town of Southold, County of SUffolk and
Slate of New York, bounded and described as follows:
PARCEL I:
BEGINNING at a SlOne monument on the southwesterly side of Crescent Avenue, said
monument being 5694.08 feet north of a point which is 1018.20 feet west of another
monument marking the U.S. Coast and Geodetic Survey Triangulation Slation "PROS",
and
running thence: along the southerly line or side of Crescent Avenue, south 66 degrees
09 minutes 30 seconds east, 145.50 feet to an iron spike;
running thence south 66 degrees 09 minutes 30 seconds east. still along the southerly
line or side or Crescent Avenue, 181.65 feet 10 a monument set at tbe point of angle
where Crescent Avenue turns, at nearly right angle, to the south;
running thence southerly along the wesll..Tly line or side of Crescent A venue, south 15
degrees 14 minutes 20 seconds west. 231.78 feet to another SlOne monument set at the
intersection witb the northeasterly line of Avenue "B"; .
running thc;nce along said A venue . B. line, north 78 degrees 03 minutes and 10
seconds west 283.60 feet to another SlOne monument;
running thence north 7 degrees 30 minutes 30 seconds east, 299.72 reel 10 the point of
beginning, conlaining an area of 1.78 acres, more or less.

BEGINNING at a point O.D the northeasterly line of said Crescent Avenue at a point
which is north 7 degrees 30 minutes 30 seconds east 53.64 feel from said monument at
the point of beginning of the above described Iract, and;
running thence along said Avenue line, the following two (2) courses and distances: (I)
south 61 degrees 15 minutes 20 seconds east, 17.29 feet, and (2) south 66 degrees 09

running thence north along lands of Fishers Island Electric Corporation, 12 degrees 06
minutes 30 seconds east, 70 feet. more or less, to the shore of West Harbor;

Crescent A venue the roadway lying in front of the above described Parcel One on the north
1WI east, over its entirety and extending out 10 the nearest town highway.
TOGETHER WITH all right, tide and inu:rest, if any, of the party of the first pan of, in and
to the lands lying between said mean high water Iinc and mean low water line of Fishers Island

adjoining the above described Parcel Two.
