RUNNING THENCE along said Westerly side of Haywaters Drive South 5 degrees 53
minutes 50 seconds West 83.81 feet to a stake and land of Beneke;
THENCE along said land South 69 degrees 23 minutes 50 seconds West 202.56 feet to
land of Howell Estate;
THENCE along said land of Howell Estate 2 courses as follows: (1) North 4 degrees
29 minutes East 42.24 feet; (2) THENCE North 42 degrees 36 minutes 50 seconds West
39.63 feet;
THENCE along land now or fomerly of William H. Mason and Harry M. Mason, North 69
degrees 23 minutes 50 seconds East 236.89 feet to the point or place of BEGINNING.
SAID PREMISES being known as and by street number 200 Haywaters Drive, Cutchogue,
New York.
BEING AND INTENDED TO BE the same premises conveyed to the grantors herein by deed
dated March 18, 1977, and recorded in the Suffolk County Clerk's Office on
March 23, 1977 in Deed Book 8208, Page 598.
TOGETIlER with all right, title and interest, if any, of the party of the first part in and to any strects and
roads abutting the above described premises to the center lines thereof; TOGETHER w~th the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part cov,enants that the party of the, ~.first part has not done or suffered anything
whereby the said premises have been encumbered in any way :~l~.tever, except as aforesaid~
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for lhe purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
