QUITCLAIM DEED
THIS INDENTURE, made the 14th day of May, Two Thousand and One BETWEEN DONALD
L. NEUSTADT, party of the first part, whose address is 1414 Old Peachtree Road, Lawrenceville, Georgia
30043 and LAURANCE T. NEUSTADT, party of the second part, whose address is 2801 Mabry Road,
Atlanta, Georgia 30319.
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by tile party of tile second part, does hereby remise, release and quitclaim unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever:

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Nassau Point, Southold Town, Suffold County, New
York, known and designated as Lot #354 on map entitled "Map of Section 0, Nassau
Point..." situate at Nassau Point, Southold, Suffolk County, New York, surveyed April 17,
1961, by Otto W. Van Tukyl & Son Land Surveyors, Greenport, New York and filed in the
office of the Clerk of the County of Suffolk, New York, Map No. 806, and more fully
described as follows:
BEGINNING at a monument set on the easterly side of Old Cove Road, said monument
being at the intersection of lots #354 and 355; thence running in a northerly direction along
Old Cove Road North 34 degrees 17 minutes East, a distance of 113.13 feet to lot #353;
thence running in an easterly direction along the southerly side of lot number 353 South 55
degrees 04 minutes East, a distance of 217 feet to a pipe; thence running in a southerly
direction along the westerly side of lots #372 and 371 South 17 degrees 26 minutes West,
a distance of 91 feet to a concrete monument; thence rmming in a westerly direction along
the northerly side of lot #355 North 61 degrees 15 minutes West, a distance of 244.50 feet
to a monument set in Old Cove Road, and the place of begilming.
TOGETHER with all right, title and interest, if any, of tile party of the first part of, in and to any streets and
roads abutting tile above-described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the tirst part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of tile second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance Witll Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose. The wo~d "party" shall be construed as if it read "parties" whenever the sense
of this indenture so requires.
