WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying
and beingulbec at CUtchogue, Town of Southold, County of Suffolk and State of New York
known and designated as and by lot no. 33, as shown on a certain map entitled "Map
of Oregon View Estates", and filed in the office of the Clerk of the County of
Suffolk on April 4, 1975 as map no. 6241, said lot being more particularly bounded
and described as follows:
BEGINNING at a point on the southeasterly side of Old Saddle Road, distant 185.99
feet northeasterly from the northeasterly end of the curve connecting the
ortheasterly side of Silver Colt Road with the southeasterly side of Old Saddle
oad:
UNNING THENCE along said southeasterly side of Old Saddle Road the following two
(2) courses and distances:
) North 45 degrees 28' 45" east 40.00 feet;
) Along the arc of a circle bearing to the left having a radius of 349.36 feet'a
istance of 144.91 feet;
HENCE South 68 degrees 17' 13" east 77.17 feet;
HENCE South 49 degrees 38' 25" east 179.19 feet;
HENCE South 62 degrees 26' 00" west 238.24 feet:
NCE North 44 degrees 31' 15" west 150.00 feet to the point or place of BEGINNING.
EING AND INTENDED TO BE the same premises conveyed to the party of the first part
y deed dated August 20, 1993 and recorded in the Suffolk County Clerk's Office on
ugust 31, 1993 in Liber 11642 page 207.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the flTSt part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the flTSt part, in compliance with Section I3 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
flTSt to the payment of the cost of the imp,rovement before using any part of the total of the same for any other
purpose. .
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
