WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other lawful
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in Fishers Island, in the Town of South old, County of Suffolk and State of New York.
SEE SCHEDULE 'A' A IT ACHED HERETO AND MADE APART HEREOF
Grantors are the same persons as the grantees in Deed dated 5/25/88, recorded 8/12/88 in Liber 10666 Page 474.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
ofthe first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first parthas duly executed this deed the day and year first
above written.

Fishers Island, Town of Southold, County of Suffolk and State of New York,
being bounded and described as follows:
BEGINNING at a monument at an angle in the southeasterly line of Madeline
Avenue, said monument being located 3950.31 feet North of a point which is
886.88 feet West of a monument marking the United States Coast and Geodetic
Survey Triangulation Station "PROS" and
THENCE RUNNING along said avenue line, North 33 degrees 14 minutes 10
seconds East, 150.00 feet to an iron pipe;
THENCE South 56 degrees 45 minutes 50 seconds East, 81.90 feet to an iron
pipe;
THENCE North 56 degrees 53 minutes 18 seconds East, 108.07 feet to an iron
pipe;
THENCE due East, 100.00 feet;
THENCE South 81 degrees 07 minutes 36 seconds East 87.49 feet to an iron
pipe;
THENCE South 16 degrees 43 minutes 20 seconds West, 209.16 feet;
THENCE North 81 degrees 56 minutes 50 seconds West, 368.65 feet to an iron
pipe;
THENCE North 6 degrees 17 minutes 30 seconds West 22.69 feet to the
monument at the point or place of BEGINNING.
TOGETHER WITH a Right of Way in common with others for all purposes over
a strip of land 15 feet in width running northwesterly from Central Avenue to
the above described tract, the northeasterly line of which is described as
follows:
BEGINNING at an iron pipe on the westerly line of Central Avenue, said pipe
being located 4027.51 feet North of a point which is 249.00 feet West of a
monument marking the United States Coast and Geodetic Survey Triangulation
Station "PROS" and
THENCE RUNNING North 85 degrees 29 minutes 20 seconds West, 140.88 feet
to an iron pipe;
THENCE North 61 degrees 31 minutes 20 seconds West, 79.35 feet to an iron
pipe;
THENCE North 81 degrees 07 minutes 36 seconds West, 20.00 feet.
