DAVID V.FALKNER and PRETORIA S. FALKNER, his wife, both residing at

WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable

paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being imtilaK at Matti tuck, Town of Southold, County of Suffolk and
Sta'te of New York, known and designated as and by Lot ,No. 45 on a
certain map entitled, "Map of Mattituck Estates, Inc." and filed in the
, ffice of the Suffolk County Clerk on September 8, 1965 as Map No.
4453, said lot being more or particularly bounded and described as
follows:
"SEE ATTACHED SCHEDULE A"
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated 7/27/73 and filed, in the Office of the
Clerk of the County of Suffolk on 8/9/73, under Liber/Reel 7463 at
page 91.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever,
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.

of Mattltuck Estates, Inc." and flied In the Office of the Suffolk County Clerk on September 8,1965 as Map No.
4453, said lot being more particularly bounded and described as follows:
8EGINNING at a point on the northerly side of New Suffolk Avenue at the extreme easterly end of the curve
connecting the easterly side of Meadow Lane with the northerly side of New Suffolk Avenue;
RUNNING THENCE along the northerly side of New Suffolk Avenue, westerly, northwesterly and northerly
along the aleC of said curve bearing to the right having a radius of 60.66 feet, a distance of 83.64 feet to the
easterly side of Meadow Lane;
RUNNING THENCE along the easterly side of Meadow Lane, North 03 degrees 54 minutes West 77.95 feet to
the division line between Lots 45 and 44 on said map;
