paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns ofthe party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Flshl!lS Island, Town of SOulhold, County of Suffolk and State of New York. known, shown and
designated as Block 31 - Lot 4 on the Map of Flshl!lS Island Development Corporation, which said Map was filed
in the Office of the SUffolk County Clerk on September 25, 1991 as Map No. A421, said Block 31 - Lot 4 being
more particularly bounded and described as set forth on Schedule A hereto.
SUBJECT TO easement and r1glhl-of-way as set forth on Schedule A hereto.
SUBJECT TO covenants, restric:tJons, easements, agreements, reservations and rights-of-way of record, If any.
TOGETHER with all right, title iind Interest, If any, of the party of the first part In and to any streets and roads
abutting the above described p~Elll1ises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part In and to said p~ises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part co,venants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered In any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Seclion 13 of the Lien Law, covenants that the party of the first
part will receive the conslderatlcln for this conveyance and will hold the righlto receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the Improvement and will apply the same first
to the payment of the cost of the Improvement before using any part of the total of the same for any other
purpose. The word .party" shall be constroed as If It read "parties" whenever the sense of this indenture so
requires.

A certain tract or parcel of land located at Fishers Island in the Town of Southold,
County of Suffolk and Stalte of New York, being bounded and described as follows:
BEGINNING at an iron pipe set in the southeasterly line of a private road, said iron
pipe being at the westerty comer of Ihe herein described lract and located 3602.29
feet North of a point which is 1048.62 feet Easl of a monumenl marking the United
Slates Coast and Geodetic Survey Triangulation Station "NIN"; and
RUNNING THENCE South 49" 43' 48" East 418.10 feet to a point;
THENCE North 41033' 311" East 150.00 feet to an iron pipe;
THENCE North 28039' 45" West 380.36 feet to an iron pipe set in the southeasterly
line of said private road, ~iaid iron pipe being at a point of curve to the left having
a radius of 386.00 feet am:! the direction of whose radius at that point is South 200
00' 35" East;
THENCE southwestwardly, following the arc of said curve, 150.01 feet to a point;
THENCE South 470 43' :~O" West 146.65 feet to the iron pipe at the point of
BEGINNING, the last two lines running along the southeasterly line of said privat
road.
Containing 2.06 Acres, more or less.
SUBJECT TO an easement and right-of-way which is hereby reserved by the party
of the first part, its successors and assigns, to construct, maintain, repair and
replace a recreational path not greater than ten feet in width for use by pedestrians
and operators of non-motolized vehicles over such portion of the subject premises
as the party of the first plirt, its successors and assigns, shall in their sole and
absolute discretion detemline.
