TOGETHER with all right, title and intE!rest, if any, of the party of the first part in and to any streets and roads
abutting the above dE!scribed premises to the center lines thereof; TOGETHER with the appurtenances and

BEGINNING at a monument at the easterly end of an unimproved road; said monument being located 3038.46
feet north of a point which Is 892.59 feet east of a monument marking the United States Coast and Geodetic
Survey Triangulation Station "NIN"; and
RUNNING THENCE North 52 degrees 41 minutes 10 seconds East, 236.86 feet;
THENCE South 49 degrees 38 minutes 20 seconds East, 115.00 feet to an Iron pipe and land now or formerly
of Fishers Island Development Corp.;
THENCE South 25 degrees 54 minutes 30 seconds West along said land, 246.10 feet to a point;
THENCE South 47 degrees 21 minutes 50 seconds West stili along said land, 93.26 feet to a point;
THENCE South 80 degrees 07 minutes 50 seconds West along said land, 105.51 feet to a point;
THENCE North 9 degrees 37 minutes 10 seconds West along said land, 207.26 feet to a point on the
southeasterly line of said unimproved road;
