TOGETHER with all right, title and intmest, if any, of the party of the first part in and to any streets and roads
abutting the above described premise's to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything

SCHEDULE A - DESCRIPTION
ALL that certain plot, piece or parcel of land, located at Fishers Island, Town of Southold, County of Suffolk
and State of New York, being bounded and described as follows:
BEGINNING at a monument at the easterly end of an unimproved road; said monument being located 303B.46
feet north of a point which is 892.59 fee,t east of a monument marking the United States Coast and Geodetic
Survey Triangulation Station "NIN"; and
RUNNING THENCE North 71 degrees 30 minutes 00 seconds West, 77.00 feet to an Iron pipe;
THENCE North 31 degrees 15 minutes 00 seconds West, 165.00 feet to an Iron pipe at the point of curve to
the right having a radius of 54.24 feet and the direction of whose radius at that point is North 58 degrees 45
minutes 00 seconds East;
THENCE northerly and following the arc of said curve 60.74 feet to a point on the southeasterly lien of a road,
the last three line running along the northeasterly line of said unimproved road;
THENCE along the southeasterly line of said road North 32 degrees 54 minutes 40 seconds East, 92.60 feet to
a pOint of curve to the right having a radius of 672.31 feet and the direction of whose radius at that point is
South 57 degrees 05 minutes 20 seconds East;
