bounded and desaibed as set forth on Schedule A hereto.
BEING AND INTENDED TO BE the same premises conveyed to Rhodes F. Drowne, Trustee under the
Irrevocable Trust Agreement, dated June 22. 1999, Margaretle J.. Owen, Selllor, by deed, dated June 22, 1999
and recorded In the Office of the Suffolk County Clerk on November 16. 1999 In Llber 12001 page 023.
TOGETHER with all right, llde and Interest, if any, of the parly of the first partin and to any streets and roads
abulllng the above described premises to the center lines lhereor; TOGETHER with the appurtenances and all
the estate and rights or the party of the first part In and to said premises: TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party or the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anylhlng whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, In compliance with Section 13 of the Lien Law, covenants that the party of the first
part wW receive the consideration for lhis conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the Improvement before using any part of the total of the same for any other
purpose. The word 'party" shall be construed as if it read 'parties' whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Fishers Island, in the Town of
. Southold, County of Suffolk and State of New York being bounded and dllSClibed as follows: .
BEGINNING, at a stone monument set on the northerly side of a road 40 feet wide, said monument being
309.54 feet North of a point which Is 93B.59 feet East of another monument marking the U. S. Coast and
Geodetic Survey Triangulating Station "NIN" (which said "NIN" monument is iocated near the western end of a
ridge overlooking the SOuth shore of Fishers Island and on the highest point between Chocomount and Mount
Prospect and lies SOuth 45 degrees 17 minutes 26 seconds East of North Dumpling Ught in Fishers Island
Sound) and;
RUNNING THENCE along the northeriy side of said road, SOuth 71 degrees 13 minutes 20 seconds West,
243.22 feet to a stake marking a point of curve to the right, whose radius 15 501.82 feet and the direction of
whose radius at that point Is North 18 degrees 46 minutes 40 seconds West;
THENCE westerly' still along the northerly side of said road (and following the arc of said curve) 144.62 feet to
a stake;
THENCE northwestwardly (following the arc of a curve to the right whose radius Is 17 feet and the direction of
whose radius at that point is North 02 degrees 15 minutes 54 seconds West), 31.20 feet to a stake;
THENCE North 31 degrees 19 minutes 30 seconds East, 42.64 feet to a stake;
THENCE North 35 degrees 14 minutes 00 seconds East, 132.14 feet to a stake;
THENCE North 01 degree 20 minutes 00 seconds West, 86.34 feet to a stake;
