of the second part by deed, dated March 25, 1988, recorded in the Office of the
Suffolk County Clerk on April 21, 1988 in Liber 10587 page 131.
TOGETHER with all right, tiUe and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center iines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever,
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid,

first part will receive the considlllation for this conveyance and will hold the right to receive such consideration

BEGINNING at a stone monument set on the southerly side of a road 40 feet wide, said
monument being 1325.12 feel! South of a point which is 1971.18 feet West of another
monument marking the U.S. Coast and Geodetic Survey Triangulation Station
"Chocomount 2", said monument being also the point where the easterly line of land now
or formerly of Barbara Kirkland intersects the southerly side of the aforesaid road, and from
said point of beginning:
RUNNING THENCE along the southerly side of the aforesaid road South 84 degrees 48
minutes 00 seconds East, 135.00 feet to a point and other land of the party of the second
part;
THENCE along the aforesaid other land of the party of the second part the following three
(3) courses and distances:
1) South 03 degrees 24 minutes 44 seconds West, 232.52 feet to an iron pipe;
2) South 56 degrees 58 minutes 24 seconds East, 160.47 feet to an iron pipe;
and
3) South 59 degrees 46 minutes 24 seconds East, 256.12 feet to a point and
land now or formerly of Ellsworth;
THENCE South 38 degrees 57 minutes 30 seconds West along said last mentioned land
and other land now or formerly of the party of the first part, 238.63 feet to an iron pipe;
THENCE South 64 degrees 55 minutes 10 seconds West, 290.80 feet to the northerly
shore line of Treasure Pond;
THENCE North 73 degrees 55 minutes 00 seconds West along the aforesaid shore line,
146.06 feet to the easterly line of land now or formerly of Barbara Kirkland;
THENCE along the aforesaid land now or formerly of Kirkland the following two (2) courses
and distances:
1) North 06 degrees 40 minutes 40 seconds East and through a monument,
498.03 feet to a monument; and
2) North 04 degree,s 43 minutes 40 seconds East, 235.28 feet to the first
mentioned monument set on the southerly side of a road 40 feet wide at the
point or' place of BEGINNING.
SUBJECT TO any rights of others in, to and over the aforesaid right of way and to the
riparian rights of others in, to and over that part of Treasure Pond abutting the above-
