WITNESSETH, that the party of the first part, in consideration often dollars and other valuable consideration paid by the party
of the second part, does hereby grant and release unto the party of the second palt, the heirs or successors and assigns of the
party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
at Cutchogu(~. Town of Southold, County of Suffolk and State of New York, known and designated as Lot 12 on a certain map
entitled, "Map of County Club Estates", and filed in the Office of the Clerk of the County of Suffolk on October 17,1978 as Map
No. 6736 bounded and described as follows:
BEGINNING at a point on the easterly side of Co un try Club Drive a the division line between Lots 12 and 13;
THENCE along the easterly side of Country Club Drive the following two courses and distances:
I. North 13 degrees 04 minutes 10 seconds West 144.93 feet to a point;
2. Northerly along the arc of a curve to the left having a radius of 600.00 feet a distance of 30.02 fect to a point;
THENCE North 74 dcgrees 03 minutes 50 seconds East along the division line between Lots 11 and 12, , 247.19 feet to a point;
THENCE South 05 degrees 25 minutes 50 seconds West along the division line between Lots 3 and 12,59,79 feet to a point;
TJIENCE South 06 degrees 33 minutes 10 seconds East along the division line between Lots 2 and 12, J J 1.45 feet to a point;
THENCE South 76 degrees 55 minutes 50 seconds \Vest along the division line between Lots 12 and 1 J, 212.25 feet to the
easterly side of Country Club Drive, the point or place of 8EGINNING.

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed from Richard W. Abatelli,
datcd 12/23/98 and recorded 1/5/99, in Liber 11937 page 832 in the Office of the Clerk of the County of Suffolk,
TOGETHER with all right, title and interest, if any, of the party of the first pal1, in and to any streets and ruads abulting th~
above described premises to the center lines thereof; TOGETHER with the appuI1enances and all the estate and rights of" the
party of the first part in and to said premises; TO HA VE AND TO HOLD the premises herein granted unto the party of the
second pm1, the heirs or successors and assigns of the pm1y of thc second part forever.
AND the party of the first part covenants that the party of the first part has not donc or suffered anything whereby tli\;: said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covcnants that the pal1y of the first pan ",viII
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
