TITLE OF DOCUMENT
THIS INDENTURE, made the 12th day of March, 2001 BETWEEN James F. Grathwohl,
a single man and Emily G. Victoria, an unmarried woman, as joint tenants with right of
survivorship, whose post office address is 11690 Stockbridge Lane, Reston, Virginia 20194,
party of the first part, and James F. Grathwohl, Trustee under the James F. Grathwohl Trust
dated March 12, 2001, whose post office address is 11690 Stockbridge Lanc, Roston, Virginia
20194, party of the second part.
WITNESSETH, that the party of the first part, in NO CONSIDERATION, and other
valuable consideration paid by the party of the second part does hereby grant and release unto
the party of the second part, the successors-in-trust and assigns of the party of the second
part forever}
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being described as follows:

Being the same property conveyed to James F. Grathwohl and Emily G. Victoria,
as joint tenants with right of survivorship by Deed from Elizabeth Ann Vernon of record in
Book 12060, Page 674, said County Clerk's Office.
Subject To: Covenants, conditions, reservations, limitations, easements and agreements of
record, if any, and to all applicable zoning ordinances and/or governmental restrictions, if any.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the successors-in-trust and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this conveyance and
will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total of the same for any other
purpose.

erected, situate, lying and being in Cutchogue in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a concrete monument set on the easterly line of New Suffolk Road distant
southerly 400 feet from the intersection of the said easterly line of New Suffolk Road and the
southerly line of Main Road, and along the northwesterly corner of the premises herein
described;
Running thence along land of the Cutchogue Fire District North 66 degrees 19 minutes 30
seconds east a distance of 476.32 feet to a monument on land of the James Wickham Estate;
Thence along the last described land South 28 degrees 32 minutes 00 seconds East a distance
of 140.62 feet to land of Horton;
Thence along said land of Horton, South 66 degrees 40 minutes 20 seconds West a distance of
256.91 feet to a monument;
Thence along land of Blaschak South 66 degrees 40 minutes 10 seconds Wcst a distance of
260.91 feet to a point on the easterly line of New Suffolk Road;
Thence along the said easterly line of New Suffolk Road North II degrees 29 minutes 10
