TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as the easterly part of lots 4 and 5 on a certain map entitled,
"Revised Subdivision, Property of Alonzo Jersey, being plot, 282, Nassau Point Club
Properties,Inc., at Peconic, New York," made and completed April 21, 1930 by Otto W. Van
Tuyl Professional Engineer and Land Surveyor, filed in the Office of the County Clerk, Suffolk
County, New York, April 28, 1930, filed number 763 and which map superseded subdivision
made May 9, 1923 and filed in the said County Clerk's Office in File No. 640, being more
particularly bounded and described as 'follows: . .
BEGINNING at a point on the westerly side of all Old Cove Road (Vanston Road) where same
is intersected by the northerly side of northwest Loop (West Cove Road);
Running thence along the northerly side of Northwest Loop along the arc of a curve bearing to
the left at said curve having a chord bearing North 79 degrees 55 minutes 30 seconds West a
distance of 110.00 feet;
Thence North 8 degrees 12 minutes 30 seconds East, 210 feet to the southerly line oflot 6 on
aforementioned map;
Thence along said lot line, South 64 degrees 30 minutes 50 seconds East, 185.00 feet, to the
westerly side of Old Cove Road;
Thence along the westerly side of Old Cove Road the following two curves:
1) Along a curve bearing to the left said curve having a chord bearing South 33 degrees
09 minutes 00 seconds West a distance of 82.2 feet;
2) Along a curve bearing to the left said curve having a chord bearing South 29 degrees
04 minutes 00 seconds West a distance of 90.00 feet to the point or place of Beginning.
TOGETHER (in common with others) with all rights and privileges if any, to use the 10-foot
roadway extending westerly from Northwest Loop to the Bay, as shown on said map as a right
of way to the beach.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part
herein by deed dated September 14, 2000 and recorded November 22,2000 in the office of the
Suffolk County Clerk in LillER 12086 page 375.
