an address of P.O. Box 799, Mattituck, New York 11952

WITNESSETH, that the party of the first part, in consideration of ten ($10.00) and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described on Schedule 'A" annexed hereto and made a part hereof.
BEING AND INTENDED TO BE the same premises as conveyed to the party of the first part by deed dated
April 8, 1993 and recorded in the Suffolk County Clerk's Office on May 7,1993 in Liber 11628 at Page 369.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose. The word 'Pilrty' shall be construed as if it read 'parties" when ever the sense of this

Town of South old, at Mattituck, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at an iron pipe on the easterly line of Main Road, 265.24 feet
northerly along the said easterly line from New Suffolk Avenue, said point of
beginning being the northwesterly corner of land of Selma Reeve, from said
point of beginning running along said easterly line of the Main Road, two
courses:
1) North 11 degrees 48 minutes 00 seconds East 82.91 feet;
THENCE (2) Northeasterly on a curve to the right, having a radius of 277.0 feet,
a distance of 12.52 feet;
THENCE along land of the pa~ of the first part, four courses:
1) South 55 degrees 47 minutes 00 seconds East 52.47 feet;
THENCE (2) North 33 degrees 24 minutes 00 seconds East 11.0 feet;
THENCE (3) South 38 degrees 36 minutes 00 seconds East 15.6 feet;
