Wickham the following three (3) courses and distances: 1) North 27 degrees 48 minutes 00 seconds Ees~ 86.11 feet to a concrete monument; :2) North 26 degrees 04 minutes 50 seconds East. 34.60 feet; thence :3) South 73 degrees 09 minutes 40 seronds East, 390 feet, more or less to the ordinary high water mark of Cutchogue Harbor: THENCE along said ordinary high water mark of Cutchogue Harbor. In a southwesterty direction, 121.11 feet. more or less. to the point or plac:e of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the fl/'St part by deed dated 4/30/92. recorded 9/4/92 in Liber 11532 page 89. TOGETHER wKh a 20 foot right of way for access between said premises and Old Harbor Road. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER wKh the appurtenances and all the estela and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Uen Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a tru$l fund to be applied firsl for the purpose of paying the cost of the improvement and will apply the same first to the payment of the caet elf the improvement before using any part of the total of the same for any other purpose.
