SUSAN E. FISHER, residing at One Anchor Way, North Kingston, Rhode Island 02892, party of the
second part,
WITNESSETH, that the party 01 the first part. in consideration of Two Hundred Seventy-Five Thousand and
00/100-(S275,OOO.00)-dollars. and other good end valuable consideration paid by the party of the second part,
does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and betng at New Suffolk, TClWn of Southold,
COunty of Suffolk and State of New York, bounded and cIesa1bed as follows:
BEGINNING at a concrete monument set on the easterly side of Grathwohl Road at the southwesterly oorner
of the premises herein desalbed adjoining a private road on the South, said monument being +15.42 feet as
measured along the easterty side of said Grathwohl Road from Its Intersection with the northerly side of
Kouros Road; from said monument and place of beginning running thence along the easterly side of
Grathwohl Road, North 21 degrees 48 minutes 00 seconds East, 211.51 feet to a monument and land now or
formerly of LMngstone;
RUNNING THENCE along land now or formerly of livingstone, South 72 degrees 00 minutes 50 seconds East,
150.33 feet to a concnete monument and land now or formerly of G. F. Grathwohl;
RUNNING THENCE along land now or formerly of G. F. Grathwohl, South 8 degrees 38 minutes 30 seconds
West, 181.54 feet to a conaete monument at the northerly line on a 50 foot private road;
RUNNING THENCE along the last cIesa1bed line, North 81 degrees 21 minutes 30 seconds West, 194.68 feet
to a mncrete monument and the place of beginning.
SUBJECT TO resIrictIons set forth In Schedule "A" an"""ed hereto.
BEING AND INTENDED TO BE the same premises conveyed to Robert P. Fisher as P,ncel One in deed
dalecl10/31/57, and recorded on 11/6/57 in Liber4787 page 275.
TOGETHER with all righI, title and interes~ if any, of the party of the first part in and t,o any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenences and all
the estate and rights of the party of the first part In and to said premises; TO HAVE AND TO HOLD the
premises herein granlecl unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the parly of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AN D the party of the first part, in compliance with Section 13 of the lien Law, covenants that the party of the
first part witrreceive the consideration for this conveyance and will hold the right to receive such consideration
es a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the totsl oltha same for any other
purpose. The word 'party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
