WITNESSETH, that the party of the first part, in consideration ofTen Dollars and othcr valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying
andbein~H:me at Mattituck, in the Town of Southold, County of Suffolk
and State of New York, known and designated as Lot 7 as shown on a
certain map entitled, "Map of Heritage Harbor", filed in the Office
of the Clerk of the County of Suffolk on September 18, 1979 as Map
No. 6853, which said lot is more particularly bounded and described
as follows:

BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated 5/9/1988 and filed in the Office of the
Clerk of the County of Suffolk on 5/31/1988 in Liber 10613 of Deeds
at Page 455.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
fIrst to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.

ALL that certain plot, piece or parcel ofland, situate, lying and being at
Mattituck, in the Town of South old, County of Suffolk and State of New
York, known and designated as Lot 7 as shown on a certain map entitled,
"Map of Heritage Harbor", filed in the Office of the Clerkk of the County of
Suffolk on September 18, 1979 as Map No. 6853, which said lot is more
particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Cox Neck Road where the
division line between Lots 6 and 7 as shown on the above mentioned map
intersects the easterly side of Cox Neck Road, said point also being distant
786.04 feet southerly as measured along the easterly side of Cox Neck Road
from the comer formed by the intersection of the southerly side of
Westphalia Road and the easterly side of Cox Neck Road;
RUNNING THENCE along the last above mentioned division line north 67
degrees 46 minutes 30 seconds east, 279.34 feet to land shown as "Park and
Recreation Area";
THENCE along lands last above mentioned south 18 degrees 50 minutes 30
seconds east, 166.32 feet to the northerly line of a reserved 50 foot Right of
Way;
THENCE along the northerly side of said 50 foot Right of Way south 71
degrees 10 minutes 40 seconds west, 270.00 feet to the easterly side of Cox
Neck Road;
THENCE along the easterly side of Cox Neck Road, north 22 degrees 13
minutes 30 seconds west, 150.00 feet to the point or place of BEGINNING.
