three 13) courses and distances from the northwest terminus of an arc of a curve connecting the southerly side of Stanley Road with
the westerly side of Luthers Road:
1) Southeasterly along the arc of said curve bearing to the right having a radius of 18.50 feet a distance of 34.54 feet;
2) South 19 deg. 48 min. West, 186.37 feet along the westerly side of Luthers Road;
31 South 22 deg. 14 min. 20 sec. West, 288.07 feet along the westerly side of Luthers Road to the true point or place of beginning;
THHNCH from said point or beginning southerly along the westerly side of Luthers Road the following two (21 course; and
distances:
1) South 22 deg. 14 min. 20 sec. West, 38.79 feet;
2) South 28 deg. 55 min. 00 sec. West, 207.29 feet;
THHNCE westerly along the land now or formerly of Anthony Oris and Helen Oris the following two (21 courses and distances:
I) North 72 deg. 10 min. 00 sec. West, 253.68 feet;
21 North 88 deg. 47 min. 10 sec. West, 295.17 feet;
RUNNING THENCE North 11 deg. 07 min. 00 sec.West, along the land now or formerly of Luis SanAndres and David J. Saland and
along the easterly line of a realty subdivision shown on a map entitled, "Sunset Knolls, Section 2', 150.67 feet;
RUNNING THENCE South 88 deg. 47 min. 00 sec. East, along land now or formerly of Anthony oris and Helen Oris, 680.72 feet
to the point or place of BEGINNING.

BEING AND INTENDED '[() BE the same premises conveyed by Grantor by deed dated 11/24/93 and recorded on 11/29/93 in Liber
11653, Page 688. and deed dated 4/10/01 to be recorded simultaneously herewith.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
