York'being more particularly bounded and described as follows:
BEGINNING at a point on the southwesterly side of Elijah's Lane where the same is
intersected by the southerly boundary line of "Map of Elijah's Lane Estates Section
1" (Map No. 6065), said point or place of beginning being also distant 125.00 feet
southeasterly as measured along the southwesterly side of Elijah's Lane from the
southeasterly end of a curve having a radius of 25.00 feet and a length of 39.27
feet which said curve connects the southeasterly side of Rachael's Road with the
southwesterly side of Elijah's Lane;
RUNNING THENCE from said point or pLpce of beginning along the southwesterly side of
Elijah's Lane South 25 degrees 9 minutes 10 seconds East 82.50 feet to the northerly
boundary line of "Map of Alteration of Boundary Lines (Map No. 8937);
RUNNING THENCE along said boundary line South 70 degrees 30 minutes 50 seconds West
132.50 feet to 't:;he easterly boundary line of "Map of Elijah I s Lane Estates Section I'
(Map No. 6065);
RUNNING THENCE along said boundary line North 25 degrees 09 minutes 10 seconds West
82.50 feet to the southerly boundary line of said aforesaid map; and
THENCE along said boundary line North 70 degrees 30 minutes 50 seconds East 132.50
feet to the southwesterly side of Elijah's Lane, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed dated 11/17/94, recorded 1/12/95 in Liber 11710 page 453.
TOGETHER with all right, title and interest, if any, of the party of the ftrst part of, in and to any streets and roads
a1;lutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the ftrst part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the ftrst part, in compliance with Section 13 of the Lien Law, covenants that the party of the ftrst
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied ftrst for the purpose of paying the cost of the improvement and will apply the same ftrst to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
