WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being iJ!x~ at East Cutchogue, Town of Southold, Suffolk County, New York, known and
designated as and by Lot Number 38 on a certain map entitled "Map of Moose Cove at
East Cutchogue, Town of Southold, County of Suffolk and State of New York," pre-
pared by Otto W. Van Tuyl, and Son, from surveys completed June 14, 1960 and filed
in the Office of the Clerk of the County of Suffolk on August 30, 1960 as Map No.
3230, which said lot is more particularly bounded and described as follows:
BEGINNING at the corner formed by the intersection of the southerly side of Moose
Trail and the westerly side of Little Neck Road;
RUNNING THENCE south 12 degrees 35 minutes east along the westerly side of Little
Neck Road, 113.61 feet;
THENCE south 78 degrees 24 minutes 40 seconds west, 177.00 feet;
THENCE north 12 degrees 35 minutes west, 110.68 feet to the southerly side of
Moose Trail;
THENCE north 77 degrees 27 minutes 40 seconds east along the southerly side of
Moose Trail, 176.97 feet to the point or place of BEGINNING.
PREMISES also being known as 1600 Little Neck Road, Cutchogue, New York 11935.
THE GRANTOR HEREIN being the same party as the grantee 'and the premises same as
described in deed recorded in Liber 12036 CP 872.
TOGETHER with all right, title and interest, if any, of the party of the first part. in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part. the heirs or slIccessors and assigns or the party of the second part forever.
AND the part of the first part covenants that the party of the first part has not done or surfered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party or the
first part will receive the consideration for this conveyance and wil] hold the right to receive such t.:ollsidcr-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost or the improvement before Llsing any part of thl: total or thl: salllc for
any other purpose.
