paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
AlL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of South hold, County of Suffolk and State of New York and
more particularly described as follows:
BEGINNING at a monument in the northerly side of Sound View Avenue, said monument being
situate where the easterly line of the hereinafter described premises and the westerly line ofland now
or formerly of Joseph F. Krupski intersects said northerly side of Sound View Avenue, said point of
beginning being distant the following two (2) courses and distances when measured along the
southerly side of Sound View Avenue and northerly across said Sound View Avenue from the extreme
easterly end of the arc ofa curve connecting the said southerly side of Sound View Avenue with the
easterly side of Salta ire Way as shown on subdivision "Saltaire Estates", File No. 4682: I) North 61
degrees 51 minutes East along the southerly side of Sound View Avenue, 1,384.57 feet; 2) North 20
degrees 24 minutes 40 seconds East 49.96 feet to the monument at the point of beginning. Running
thence South 61 degrees 51 minutes West along the northerly side of Sound View A venue, 800 feet to
a monument and land now or formerly Samuel Yasso; Thence North 20 degrees 24 minutes 20
seconds West along last mentioned land and passing through a monument 373.64 feet to the high
water mark of Long Island Sound; Thence northeasterly along the said high water mark of Long Island
Sound the following two tie line courses and distances: I) North 45 degrees i5 minutes 40 seconds
East 235.22 feet; 2) North 59 degrees 16 minutes 20 seconds East 587.84 feet to the westerly line of
land now or formerly of Joseph F. Krupski; Thence South 20 degrees 24 minutes 40 seconds East
along last mentioned land 468.08 feet to the monument in the northerly side of Sound View Avenue, at
the point or place of beginning.
Being the same premises conveyed by Soundshore-Oregon Company to Mattituek Shores Associates,
G.P. by deed dated 5/1/73, recorded 5/9/73 in Liber 7395 CP 60 and designated thereon as Parcel I.
TOGETHER with ,,11 right, title and interest, if any, of the party of lhe first part in and to any streets and
roads ahuttmg the above. descnbed prenuses to the center lines thereof; TOGETHER with the appurtenances
and all the estat~ and n!:,hts of the party of the first part in and to SQid premises; TO HAVE AND TO
HOLD the premISes herem granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the part~ of the first part covenants that th~ party of the first part has not done or suffered anything
whereby the said premises have been encumbered In any way whatever, except as aforesaid.
AND the party. of the. first part, i~ compliance with Section 13 of the Lien Law, covenants that the party of
the ~rst part Will receive the con.slderatlOn for thiS conveyance and will hold the right to receive such consid-
eratIOn as a trust fund to be apphed first for the purpose of paying the .cost of the improvement and will apply
the same first to the payment of the cost of the Improvement before usmg any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
