lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Village of Cute hogue, Southold Township, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a monument set on the southwesterly line of New Suffolk Avenue at the northeasterly
corner ofland of James Dean, being the northwesterly corner ofland of the party of the first part;
RUNNTI\!G THENCE along said southwesterly line of New Suffolk Avenue South 67 degrees 00 minutes
00 seconds East 175.00 feet to a concrete monumcnt and land now or formerly of McCall;
THENCE along said lands South 14 degrees 07 minutes 00 seconds East 215.12 feet to an iron pipe and
land now or formerly of Leibell;
THENCE along said lands South 75 degrees 53 minutes 00 seconds West 139.54 feet to an iron pipe and
land now or formerly of Suter and Zimmer;
THENCE along said lands and land now or formerly of Dean North 14 degrees 07 minutes 00 seconds
West 320.72 feet to the southwesterly line of New Suffolk Avenue, the point of BEGINNING.
SUBJECT TO right of way for ingress and egress as set forth in Deed dated June 4, 1952, between Martha
C. Leibell, as grantor and Frank J. Seaman and Madalyn B. Seaman, as grantees.
