August 3, 1966, as Map No. 4682, and being bounded and described as
follows:
BEGINNING at a point on the easterly side of Saltaire Way
distant 175.00 feet southerly from the southerly end of the curve
connecting the easterly side of Saltaire Way with the southerly
side of soundview Avenue, and
Running thence north 70 degrees 00 minutes 30 seconds west
200 feetl
Thence south 16 degrees 59 minutes 30 seconds east 100.00 feetl
Thence south 73 degrees 00 minutes 30 seconds west 200.00 feet
to the easterly side of Saltaire WaYI
Thence north 16 degrees 59 minutes 30 seconds west along the
easterly side of Saltaire Way 100.00 feet to the po~nt or place of
beginning.
BEING AND INTENDED TO BE the same premises previously conveyed to
the party of the first part by deed dated October 25, 1972 and
recorded in the office of the Clerk of Suffolk County November I,
1972 in Liber ,7274 page278
SUBJECT to a life estate as more particularly described on Schedule "A".
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will appiy the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word 'party' shall be cC1nstrued as if it read 'parties' when ever the sense of this Indenture so

SCHEDULE A
THIS CONVEYANCE IS SUBJECT TO A LIFE ESTATE IN FAVOR OF THE
GRANTOR. SUCH LIFE ESTATE SHALL TERMINATE AUTOMATICALLY UPON THE
DEATH OF THE LIFE TENANT WITHOUT FURTHER DOCUMENTATION OTHER THAN
PROOF OF DEATH.
DURING THE TERM OF THE LIFE ESTATE, ALL CHARGES INCIDENT TO THE
CARRYING, UPKEEP, MAINTENANCE AND REPAIR OF THE SUBJECT PREMISES,
INCLUDING ORDINARY REPAIRS, SHALL BE PAID BY THE LIFE TENANT.
THE LIFE TENANT SHALL HAVE THE RIGHT TO RENT THE PREMISES FOR A
TERM NOT TO EXCEED THE LIFE ESTATE OR TO SELL THE LIFE ESTATE. IN
THE EVENT OF THE RENTAL OF THE PREMISES OR SALE OF THE LIFE
ESTATE, THE LIFE TENANT SHALL CONTINUE TO BE RESPONSIBLE FOR ALL
EXPENSES AND MAINTENANCE OF THE SUBJECT PREMISES AND SHALL ALSO
ACT AS MANAGER OF THE BURDENED PROPERTY SO AS TO PREVENT WASTE
AND TO PROPERLY MAINTAIN THE PREMISES.
IN THE EVENT THAT THE LIFE TENANT SHALL FAIL OR BE UNABLE FOR ANY
REASON TO PROPERLY MANAGE THE BURDENED PROPERTY, THE REMAINDERMEN
(i.e., THE GRANTEES OR THEIR HEIRS, EXECUTORS, ADMINISTRATORS,
SUCCESSORS AND ASSIGNS), OR THEIR AGENTS, ON BEHALF OF THE LIFE
TENANT, SHALL ACT AS PROPERTY MANAGERS. IN SUCH EVENT, THE
REMAINDERMEN, AS COMPENSATION FOR THEIR SERVICES, SHALL BE
ENTITLED TO RECEIVE COMMISSIONS OF NOT LESS THAN FIFTY (50%)
PERCENT OF THE NET MONTHLY RECEIPTS, WHICH ARE HEREBY
ACKNOWLEDGED AS REASONABLE, AFTER HAVING PAID THE AFOREMENTIONED
CHARGES FOR MAINTENANCE OF THE SUBJECT PREMISES, SAID SUM TO BE
COMPUTED AND PAID MONTHLY. THE BALANCE OF THE MONTHLY RECEIPTS
SHALL BE PAID TO THE USE OR BENEFIT OF THE LIFE TENANT.

IN THE EVENT OF THE SALE OF THE BURDENED PREMISES WITH THE
CONSENT OF (i) THE LIFE TENANT AND (ii) THE REMAINDERMEN, THE
PROCEEDS OF THE SALE SHALL BE HELD IN TRUST, AND THE INCOME
THEREFROM, INCLUDING ANY INCOME EARNED BUT NOT DISTRIBUTED DURING
THE LIFETIME OF THE LIFE TENANT, SHALL BE PAID TO THE USE OR
BENEFIT OF THE LIFE TENANT, OR THE PROCEEDS OF SUCH SALE, OR A
PART THEREOF, MAY BE APPLIED TO THE PURCHASE OF A SUBSTITUTE
RESIDENCE UNDER LIKE TERMS, CONDITIONS, COVENANTS AND
RESTRICTIONS AS HEREIN CONTAINED.
