BETWEEN BRIAN A. SCHEFFER & DONNA SCHEFFER, his wife, 1320 4th Street, New
Suffolk, N.Y. 11956
Party of the first part, and
MATTHEW T. DUFFY, residing at 2B Samuels Path, Miller Place, N.Y. 11764
Party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold,
County of Suffolk and State of New York, bounded and described as follows:
SEE SCHEDULE "AU ANNEXED HERETO & MADE HEREOF
SAID premises being known as 1320 4th Street, New Suffolk, NY 11956
BEING and intended to be the same premises as conveyed to the grantor herein by deed dated
May 11, 2001 and recorded June 11,2001 in Liber 12123 CPo 304
TOGETHER with all right, title and interest, if any. of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the costs of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the total of the same for any
other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.

ALL that certain plot, piece or parcel of land situate lying and being in the Town
of Southold, County of Suffolk and State of New York, known and designated as
Lot No.2, on a certain map entitled, "Map of Thomas McCarthy" and filed in the
Suffolk County Clerk's Office on June 15, 1994 as Map No. 9520, said lot being
more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Fourth Street where same is
intersected by the division line between Lots Nos. 1 and 2 on said map; said
point also being distant North 45.64 feet as measured along same from the
intersection of the easterly side of Fourth Street with the northerly side of King
Street;
RUNNING THENCE along the easterly side of Fourth Street North 00 degrees
08 minutes 30 seconds East, 64.16 feet to land now or formerly of William
Shibley and Sotira Shibley;
RUNNING THENCE along said lands North 89 degrees 09 minutes 00 seconds
East, 100.27 feet to the division line between Lots Nos. 2 and 3 on said map;
RUNNING THENCE along said division line South 00 degrees 16 minutes 52
seconds West, 70.00 feet to the division line between Lots Nos. 1 and 2 on said
map;
RUNNING THENCE along said division line the following three (3) courses and
distances:
1) South 89 degrees 15 minutes 10 seconds West, 52.83 feet;
2) North 69 degrees 02 minutes 30 seconds West, 13.94 feet;
3) North 89 degrees 56 minutes 00 seconds West, 34.23 feet to the easterly
side of Fourth Street at the point or place of BEGINNING.
