BARGAIN & SALE DEED
THIS INDENTURE, made this / t5 7"1- day of
the year, two thousand and one
BETWEEN CHRISTINE M, CIRELLI as TRUSTEE of THE LAWRENCE
REALTY TRUST, whose address is 14 Hillside Avenue, Blue
Point, New York 11715 and
WILLIAM A. LAWRENCE , residing at 118 Tahiti Circle,
Naples, Florida 34113
WITNESSETH, that the party of the first part, in
consideration of Ten Dollars and other valuable
consideration paid by the party of the second
part, does hereby grant and release unto the
part of the second part, the heirs or successors
and assigns of the party of the second part
forever.
ALL that certain plot, piece or parcel of land,
situate, lying and being in the Town of Southold, at
Mattituck, County of Suffolk and State of New York, being
known and designated as part of lots 40 and 41 on a certain
map entitled, "Map of Tollewood" filed in the office of the
Clerk of the County of Suffolk on January 25, 1927 as Map
No. 175, said parts of lots being bounded and described as
follows:
BEGINNING at the corner formed by the intersection of the
southerly side of Meday Avenue and the easterly side of
Illinois Avenue;
THENCE from said poi.nt of beginning, along the southerly
side of Meday Avenue, North 75 degrees 22 minutes East,
107.24 feet to a monument;
'THENCE South 6 degrees 23 minutes West, 120.71 feet
(actual) (121.00 feet deed);
'THENCE South 74 degrees 14 minutes 00 seconds West, 108.08
feet (actual) (107.07) feet deed) to the easterly side of
Illinois Avenue;
'THENCE along the easterly side of Illinois Avenue, North 6
degrees 23 minutes East, 123.00 feet to the point or place
of BEGINNING.
PREMISES being known as 430 Illinois Avenue, Mattituck, New
York.
BEING AND INTENDED to be the same premises conveyed to the
party of the first part by deed dated July 29, 1999, and
recorded in the Suffolk County Clerk's Office on August 25,
1999 in Liber 11985 page 227.
'TOGETHER with all right, title and interest, if any,
of the party of the first part in and to any streets
and roads abutting the above described premises to the
center lines thereof.- TOGETHER with the appurtenances
1'00nd all the estate and rights of the party of the
first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of
the party of the second part forever.

party of the first part has not done or suffered
anything whereby the sa,id premises have been
encumbered in any way whatever, except as aforesaid.

Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for

such consideration as a trust fund to be applied first
